Silt off of County Road 236.
I. DESCRIPTION OF THE PROPOSAL
The applicant proposes to create 2 new parcelst 32.LI acres and 13.78
acres in size out of property holdings of approximately 186 acres.
The Strongs propose to purchase the 13.78 acre parcel, which they
presentty lease, for the operation of their lumber business.
II. MAJOR ISSUES AND CONCERNS
The applicants have formally applied for an exemption in order to
create the ne$, parcels. However, following additional submittals
from the applicant and research by the Planning Department, it
has been delermined that the area proposed for the new lots is
located within Antler I s Orchard Subdivision and shown on the
plat, recorded in 1909r ds 4 ten acre parcels
Section 8:52.A of the Garfield County Subdivision Regulations
includes the stipulation that no exemptions be granted on parcels
Iocated within a recorded subdivision. Based on this criteria,
this present proposal does not qualify for an exemPtion.
Section 5:10 of the Garfield County Subdivision Regulations does
make provisions for the amendment of a recorded plat in the case
where the amendment does not increase tne number of subdivision
Iots or dwetling units or result in the major relocation of a
road or add new roads.
4 Based on Planning Department research, the applicants proposal
would qualify for and could be fully accomplished by t,he
amendment of the Antlers Orchard Subdivision PIat. The
applicants would still be required to submit a plat as with an
exemption, however r oo additional public meetings would be
required and approval would be handled administratively by review
of the amended plat by the Board of County Commissioners.

lI lhg county is divided into sma'Her and sma]ler parceis it willfind itself in the same predicament as Mesa County, that of beingforced.to supply urban services to residences and businesseswhich do not support themselves in terms of taxes paid.
I realize this is not a residentia'l request now, and I realize thisis.probably not worth going to the wall ov.., but thougrr we-irJgoing through-an economic downturn, vre must sli'll look [o thecumulative effects of the impacts of such actions.
