A/R/RD (Agricultural/ResidentiaVRural Density) Tract H -6.843 ac.,Tractl-7.194 ac. LOCATION: LOT SIZE: ZONING: L DESCRIPTION OF'THE PROPOSAL The Applicant is requesting to move the interior lot line separating Tracts H & I, 200 ft.to the west,so the lots dimensions will conform to the natural ditch feature of the property. The lots wouldchange in size as follows: Tract H from 6.843 ac. to 4.861 ac., Tract I from 7.lg4ac. to 9.176 ac.The Applicant is the owner of both tracts totaling 14.037 ac.. The property is located at the northextension of cR 259, north of r-70, between Rifle and Silt. There is a 60' roadway easement that exists on the north boundary ofthe properties allowing futureland owners of either lot access to cR 259. TractH also has a 200 ft. x 50-ft. school bus loadingeasement on the west property line. An existing canal road, 80' ingress/egress easement andtransmission power line easement (with two steel towers on site) trav".r"lrr" p.o"perty east to west onthe south property line. There are no structures on either tract at this time. The lots were formed initiaxy in 1908 aspart ofthe Antler's orchard Development Suyivision, fromlots 25 and 26. Their current configuration was allowed to be replatted as Rolling MeadowsExemption in 1981 thus creating Tracts H and I. Thus this request is an Amendment of the Re-Subdivision of lots 25 & 26 of Antlers orchard Development Subdivision (previously known asTracts H &1, Rolling Meadows SuMivision Exemption) Section 6: l0 ofthe SuMivision regulations states that an amendment may be made to a recordedplatif such amendment does not 1) increase the number of subdivision lots or dwelling units, or 2) resultin the major relocation of a road or add new roads. This request will not result in either ofthe twoaforementioned standards and Stafffinds these standards arl met. U. STAFF RECOMMENDATION The Applicant has provided all required documentation and has satisfied the applicable standards for a t o o Watkins Amended Plat BOCC -3/8/04 Page 2 plat amendment. Therefore, the Planning Staffrecommends that the Board ofCourty Commissioners, pursuant to Section 6:10 ofthe Subdivision Regulations of 1984, as amended, approve this amended plat request with the following conditions: I That all representations of the Applicant, either within the application or stated at the meeting before the Board, shall be considered conditions of approval; and 2. Within 90 days of approval, the Amended Final Plat shall be reviewed (paper copy), then signed and dated (mylar copy) by the County Surveyor, than signed and dated by the Chairman of the Board and recorded in the Clerk and Recorder's OfEce of Garfield County. The Amended Final Plat shall meet the minimum CRS standards for land survey plats, as required by Colorado state law, and approved by the County Surveyor and shall include, at a minimum, the information outlined in Section 5:22 of the Garfield county SuMivision Regulations. 3. The title of the final plat. before the mylar copy will be signed. shall read: "Amendment of the Re-Subdivision of lots 25 &26 ofAntlers Orchard Development SuMivision (Previously known as Tracts H & I, Rolling Meadows Subdivision Exemption),,. 4- A Note shall be placed on the plat: *Rolling Meadows Subdivision Exemption, Approved November 10, 1 98 1 , Resolution #81-342, filed in the Garfield County Clerks Office and recorded as Reception#321473, the map is filed as Reception# 322657,,.
