I. DESCRIPTION OF THE PROPOSAL
The Applicant seeks to amend the common lot line between two +10-acre parcels to
encompass the area of an orchard onto one of the sites. Owners of both parcels have
agreed to this amendment and the plat meets the requirement of an amended plat.
The plat amendment specifically requests to transfer a .282-acre (12,284 square feet)
portion of Tract 17 (the Jurmu's) to the Dechert's thus increasing their lot size to 10.278-
acres.
Section 5-305 of the Garfield County Unified Land Use Resolution of 2008, as amended,
allows amendments to final plats via administrative review. This process is reviewed bythe
Director of Building and Planning who issues a determination on whether the application

complies with Code requirements. The Code does stipulate that an amendment may be
made if such amendment does not:
1) increase the number of subdivision lots or dwelling units, or
2) result in the major relocation of a road or add new roads
Or will:
1) correct technical errors such as surveying or drafting errors.
This request does not impact either of the first two standards, and the third is not
applicable.
III. STAFF RECOMMENDATION
Approval of the lot line adjustment between the parcels owned by Jurmu and the Dechert,
with the following conditions:
1. That all representations of the Applicant, either within the application or stated at the
meeting before the Board, shall be considered conditions of approval.
2. Within 90 days of approval, the Amended Final Plat mylar shall be submitted to the
County with required signatures obtained by the Applicant (Owner, mortgagee, taxes,
title/attorney, applicant's surveyor). Once submitted to the Planning Department the
plat will be scheduled for Board of County Commissioner signature and subsequent
recording. Recording fees shall be due and payable at the time of mylar submittal.

Upon review of the Antlers Orchard Development Tract l7 Amended Plat, I have no comments or corrections
to be made prior to approval for survey content and form.
Once all final comments from Building and planning have been completed, the Mylar may be prepared for
recording. The Mylar shall be delivered to the Building and Planning office with all private party signatures no
later than Monday the week prior to the next commissioner meeting day in order to make that meeting.
