REQLIEST:A request for a Plat Amendment to adjust a lot line.
APPLICANT:Lyon Land and Cattle Co., LLC.
LOCATION:A tract of land located in the SW1/4 of Section 4,
Township 6South, Range 92 West of the P.M. Tract
44, Antlers Orchard. Approximately I mile
northwest of Silt on County Road 236.
EXISTING ZONING:Agricultural/ResidentiallRural Density (A/R/RD).
L INTRODUCTION:
The applicant, Lyon Land and Cattle Co., LLC, is requesting a Plat Amendment to adjust
a lot line to provide direct access to County Road 236 to an existing lot.
II.
The proposal is for an Amended Plat to adjust a lot line so that the lot will abut existing
County Road 236 to provide direct access to County Road 236 to the existing lot.
Currently the lot is accessed via a driveway across an adjoining lot (owned by the same
persons) between the subject lot and County Road 236.
M RELATIONSHIP TO TI{E COMPREHENSTVE PLAN
This application is in compliance with the Garfield County Comprehensive Plan, 1984,
as amended.
TV GARFIELD COUNTY ZONING RESOLUTION:
The subj ect properties are zoned Agricultural/Residential/Rural Density (A/R/RD).
Sect ion 3. 0 2 A/R/RD - Agricultural/Res ident ial/Rural Dens ity :
Minimum Lot Area: Two (2) acres.
The lot line adjustment will result in the existing properties retaining a minimum lot area
of at least two (2) acres.

SUBDIVISION REGULATIONS :

This application is in compliance with the Garfield County Subdivision Regulations of
1984, as amended.
\II OT}IER ISSUES:
The applicant should be aware that any lien holders of the subject properties will have to
sign the Amended Plat to be recorded.
VII. SUGGESTED FINDINGS:
1 That the meeting before the Board of County Commissioners was extensive and
complete, that all pertinent facts, matters and issues were submitted and that all
interested parties were heard at that meeting.
That for the above stated and other reasons, the proposed Amended Plat is in the
best interest of the health, safety, morals, convenience, order, prosperity and
welfare of the citizens of Garfield eounty.
That the application is in confornance with the Garlield County Zontng
Resolution of 1978, as amended.
That the application is in conformance with the Garfield County Subdivision
Regulations of 1984, as amended.
