2. The Applicant understands and agrees that Garfield County Resolution No. 98-09, as
amended, establishes a fee schedule for each type application, and the guidelines for the
administration of the fee structure.
3. The Applicant and the County agree that because of the size, nature or scope of the
proposed project, it is not possible at this time to ascertain the full extent of the costs
involved in processing the application. The Applicant agrees to make payment of the Base
Fee, established for the Project, and to thereafter permit additional costs to be billed to the
Applicant. The Applicant agrees to make additional payments upon notification by the
County, when they are necessary, as costs are incurred.
4. The Base Fee shall be in addition to and exclusive of any cost for publication or cost of
consulting service determined necessary by the Board of County Commissioners for the
consideration of an application or additional County staff time or expense not covered by
the Base Fee. If actual recorded costs exceed the Initial Base Fee, the Applicant shall pay
additional billings to the County to reimburse the County for the processing of the Project.
The Applicant acknowledges that all billing shall be paid prior to the final consideration by
the County of any land Use Change or Division of Land.

I. GENERAL PROJECT DESCRIPTION
Four property owners within Antler's Orchard seeks to amend various lot lines to coincide
with exiting fencelines which have been utilized by all owners over the years to delineate
their property boundaries. The proposed subject site consists of four parcels as described
above. All parties will need to sign the application form (or provide authorization for one
person to act on behalf of the group). Each owner must demonstrate ownership of their
respective parcels by providing a copy of a deed or a copy of a title commitment.
The Amended Plat process is an Administrative Review, meaning that the decision to
approve or deny is granted by the Director of Community Development. The Board of
County Commissioners is provided notice once the decision is made to determine if they
will 'call-up' the application for a public hearing.
II. REGULATORY PROVISIONS APPLICANT IS REQUIRED TO ADDRESS

d. Upon determination of a "complete" application several things happen concurrently:
i. The date of Director Determination will be set (within 30 days)
ii. Public Notice to adjacent property owners is completed by the applicant (staff
will provide the document to mail, certified mail return receipt requested);
iii. Additional copies of the application materials are requested -for referral
agencies
e. Planner reviews application and any comments that may be received from referral
agencies. Planner completes a report of the project with a recommendation to the
Director
f. Director makes a determination on whether to approve, approve with conditions, or
deny the application
g. Applicant obtains certain signatures on a umylar" of the plat and submits to staff
h. A 1 0-day call-up period occurs with the Board of County Commissioners given the
option to require a public hearing
i. If no call-up is requested then the amended plat is placed on the Board Consent
Agenda and, once signed by the BOCC, is recorded.

deed or a copy of a title commitment). The neighbor may authorize the Self's to act on their
behalf to accomplish this amendment or they would have to sign all of the submittal
materials and be a party to the application.
A final plat amendment is required of Antler's Orchard lots due to its status as a pre-
existing (prior to County zoning and subdivision regulations) development.
