As such, this ollice, based on regulations presently in the Carfield County Zoning Resolution of 1978, as amended, would issue building pernrits on each lot provided: (l) That each building meet the required lront, rear and side yard setbacks or have a variance approved by the Board of Adjustment per the requirements and process identified by Sections 8.02 and 9.05 of the Zoning Resolution; (2) that any buildings proposed in areas with slopes in excess of 40% meet the requirements forconstruction contained in Section 5.04.02 of the ZorungResolution. Contrary to my previous statements, this is not a special use permit process. It requires that certain documentation be subrnitted with a building permit application. If anyone needs any lurther clarification of these issues, I will try to provide the answers. 1O98TH STREET, SUITE 303 9 4 5 -82 1 2 I 625-557 1 I 285-7 97 2 GLENWOOD SPRINGS, COLORADO 81601 Y COLDWELL BANKER THE GLENWOOD BROKERS 945-5000 I4I6 Grand Avenue Glenwood Springs, CO 81501 TELECOPTER 303-945-5217 TO: FROTT: DATE: SUBJECT: Mark Bean PAT FITZGERATD ApriI 30, 1993 DeterminationLots L,2 ,4, and and tracts A & of 5 B development rights of ChaIet Villageof attached exhibit My clients Jeff & Stacy EhIers have contracted to buyproperty together with the residence situated on Lot 6 ViIlage. the aboveof ChaIet It is our understanding based on previous eonversation you have had with Ken Wiencek of this office that aII sites may be built upon without further subdivision review or hearings so long as the homes built meet building code requirements.
