A section showing in detail, from the bottom of the footing to the top of the roof, including re-bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house-rap, (which is required), siding or any approved building material. Engineered foundations may be required. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M.P.H. wind speed, wind exposure B or C, and a 36 inch frost depth. The report that follows has been prepared based on that inspection. The inspection was performed by and report written by Suzanne M. Kupelian, P.E. For your interest, a copy of Ms. Kupelian's resume is attached. You requested that we provide a letter for you to submit to the Connty confirming the adequacy and code compliance of the foundation for your addition to your home, insofar as is visually possible. This written report is the complete response to your request for an inspection of this property and should be read in full. It supersedes any discussions that may have occurred during the inspection. If you have any questions about this report or our inspection, please call our office immediately for clarification. INTRODUCTION This report is based on an examination of the foundation and surrounding site. This report is based on visible evidence available during a diligent inspection of all reasonably accessible areas. No surface rnllteiials were removed,' no destructive testing undertaken, nor furnishings moved. This report is not an exhaustive technical evaluation. Such an evaluation wonld cost many times more, and possibly be destructive to the foundation. Owning any building involves some risk. Even the most comprehensive inspection cannot be expected to reveal every condition you may consider relevant to ownership. Further, without disassembling the building, not everything can be known. As Professional Engineers, it is our responsibility to evaluate available evidence relevant to the purpose of this inspection. We are not, however, responsible for conditions that could not be seen or were not within the scope of our service at the time of the inspection. These should be considered part of the overall evaluation and report. DIAGNOSTICS STRUCTURE & FOUNDATION DESIGN 21712008 Pagel ® This inspection was performed in conformance with the standards of practice of the National academy of Building Inspection Engineers. A copy of the pre-inspection agreement associated with this inspection has been included for your reference. DESCRIPTION There is an existing home on this site, is a one-story family home. The foundation under discussion is for an addition at the rear of the home. The foundation had been poured at the time of our inspection. As we understand it, the footing was poured in April of 2007 and the stemwall was poured in June of 2007. OBSERVATIONS, DISCUSSION AND RECOMMENDATIONS The foundation is on the order of 40' x 60'. In some areas, the interior of the foundation below grade was visible. The exterior had apparently been backfilled, although this could not be positively confirmed for all areas, since there were several inches of snow in the ground at the time of the inspection. The foundation extended approximately 3 feet below the current ground surface at the exterior of the foundation. It is our understanding from Garfield County that this is the required depth for this area. The footing as 16 inches wide and at least 8 inches thick in the areas where it was visible. The Palmer's recalled that it was poured 12 inches thick. The stemwall is 8 inches thick and is centered on the footing. Workmanship was good; form work and ties were well-placed and properly supported. Since the foundation had already been poured at the time of our inspection, we were not able to positively confirm the e:~~:istence and placement of horizontal steel reinforcing bars in the footing. Hearsay from Mike Romero (see below) would indicate that there are two #4 longitudinal bars in the footing. We were able to obtain photos of the foundation footing as it appeared in mid-April of2007 (dates obtained from invoices from the company that supplied the concrete), just after the footing had been poured. These photos show vertical re-bar, apparently #4 bars (possibly be #5) placed at approximately 1 Vz to 2 feet on center, and extending up about 2¥2 feet above the top of the footing. Again, there are no photos of the horizontal re-bar placed in the stemwall before it was poured. However, according to Mike Romero, the concrete contractor who placed there-bar in the stemwall, there are 4 rows of #4 re-bar; two rows, 4 inches apart vertically, near the top of the stemwall, and two rows near the bottom, one 4 inches above the footing and one about 8 inches above the footing. Splice length is 2 feet. Judging from the apparent quality of construction, we feel it is likely that this is in fact, the configuration of steel within the foundation. Although we have not run design 21712008 Page2 calculations, it is our engineering opinion that such a configuration would constitute a very solid design for a one-story residential structure, and would, in fact, exceed most code requirements. The type of concrete used, as noted in concrete invoices provided by the Palmer's, is appropriate. The amount of steel purchase on April 4, 2007 for this project is consistent with the design described by Mike Romero. CONCLUSION From the information and data available, and from visual inspection, it is our conclusion is that the foundation is adequately constructed to support the proposed structure, and that the foundation, as constructed, meets or exceeds local codes.
