I wanted to inform you that I have redlined pages A1.1 and A3.1 for a required landing at both the front entry and rear patio doors. Per 2009 IRC, R311.3.1, Landings or floors at the required egress door shall not be more than 1 %" lower than the top of the threshold. Exception: The exterior landing or floor shall not be more than 7 %" blow the top of the threshold provided the door does not swing over the landing or floor. Plans show a stairway on the exterior side of the required egress door. Per IRC R311.3.2, Doors other than the required egress door shall be provided with landings or floors not more than 7 %" below the top of the threshold. Exception: A landing is not required where a stairway of 2 or fewer risers is located on the exterior side of the door, provided the door does not swing over the stairway. Plans show a stairway with more than 2 risers on the exterior side of the patio doors. I will forward the redlined plans along with the application for permit issuance. Should you decide to provide amended plan pages A1.1 and A3.1, please submit two copies to the building department for review/distribution.
