Application for Plat Amendment

Dear Garfield County Planners,
We are submitting this Application for a Plat Amendment for Lots C, 17, 18, 19, and 1/2 of Lot 20 on Block
9 in the Townsite of Cooperton for the purpose of erasing interior lot lines in order to allow for the
combination of the platted lots into 2 parcels. The elimination of the lot lines will create two
conforming lots pursuant to the zoning for the property and allow the development of single family
residences on each of the reconfigured lots. The lot lines to be erased will be, from North to South,
between Lot 20 and Lot 19, between Lot 19 and Lot 18, and between Lot 17 and Lot C. The property line
to remain in place will be between Lot 18 and Lot 17. We are also proposing an adjustment to that line
(between Lot 18 and Lot 17), shifting it to the north approximately 2 feet and then jogging it south as it
approaches the east side of the property. The purpose of this adjustment is to accommodate our future
leach fields and to ensure that the overhang of our future house does not extend beyond the acceptable
18" outside of our building envelope.
Please note, we are not significantly changing the nature of the property and there are no codes,
covenants, or restrictions to the property. Also, please note that no changes to issues associated with
Article 7 Standards, such as drainage, access, or utilities will result from the proposed plat amendment.
Any details related to these issues will be addressed as part of the future building permit review.
The lots will be served by central water and each will have an individual on-site waste water disposal
system. Both lots will continue to have frontage onto Pine Street and the Southerly lot will have
secondary access from Sopris Avenue. We are also including an access and utility easement across the
southerly lot to facilitate development of the northerly lot. The proposed amendment will reduce the
number of lots.
