HomeMy WebLinkAbout1.0 Application• • Colorado Rocky Mountain School 1493 County Road 106 Carbondale, Colorado 81623 Phone 303-963-2562 Fax 303-963-9865 November 10, 1994 Board of County Commissioners of Garfield County 109 8th Street, Suite 301 Glenwood Springs, CO 81601 RE: Request to Vacate Sopris Avenue Townsite of Cooperton Dear Board Members: It has come to the attention of Colorado Rocky Mountain School that Jeff Wadley and Jolene Singer have requested that Garfield County vacate a portion of undeveloped Sopris Avenue located in the Townsite of Cooperton. It is our understanding that if this request is granted, the applicants would acquire ownership of the vacated property and it would thereafter be unavailable for development as a street. CRMS opposes this application and respectfully requests that the Board deny the application. CRMS owns presently undeveloped property both within and without the Townsite of Cooperton immediately to the west of the property owned by the applicants. Although it is presently undeveloped, Sopris Avenue is the safest, most logical, most economical, and most direct access to that CRMS property. We have examined the alternative access routes to the CRMS property suggested by the applicant and find them unacceptable. The suggested access route south of the subject property would result in traffic being routed through the main campus of the School, in close proximity to the girls dormitories, the headmaster's home and the kayak pond. CRMS believes that this would present a danger to its students and staff. The suggested access route from the north of the subject property, along undeveloped Spruce Street, would necessarily be a narrow, long, dead-end cul-de-sac which we believe would be unsafe and would violate existing county road standards. Approval of the applicants' request would, in the opinion of CRMS, effectively deprive us of safe and acceptable future access to our property west of the applicants' property. We therefore • 1 Board of County Commissioners November 10, 1994 Page Two again ask that the Board deny the request to vacate Sopris Avenue. Regarding the alternative request by the applicants to move Sopris Avenue 10' north, thereby increasing the width of Lot A, Block 14 from 15' to 25' and reducing Lot 6 Block 7 from 35' to 25', we find acceptable.
