HomeMy WebLinkAbout2.0 Correspondencer • Garfield County BUILDING & PLANNING DEPARTMENT May 7, 2003 Don & Lucinda Westerlind 0055 Mesa Avenue Carbondale, CO 81623 Dear Mr. & Mrs. Westerlind, As you are aware, the Board of County Commissioners approved your request for an amended plat application for your property located at 55 Mesa Avenue, Carbondale, CO on April 15, 2002. In a letter addressed to you and your wife dated April 15, 2002, from Kim Schlagel, County Planner, she instructed you to submit a 24" x 36" plat of the approved amendments to our office so that our County Surveyor could verify location accuracy. To the best of my knowledge, the requested information has never been submitted. Technically, this process should have all been completed within 120 days of the BOCC approval. We are requesting a copy of the plat for review within the next 15 days or this approval will be null and void. Once the County Surveyor approves the amended plat for location accuracy, a mylar will then need to be drawn up, submitted to the Planning Office where we will submit to the County Surveyor for final review and signature and then set up on an agenda for the BOCC to sign. The mylar will be taken to the Clerk's Office for recording after the BOCC signs. A recording fee will need to be paid at that time as well. Secondly, no further building inspections will occur on your remodel until this issue is resolved. Please note that your last inspection on building permit number 8202 for remodel work at 55 Mesa Avenue was performed on November 5, 2002. A building permit is good for 180 days. Each time an inspection is performed and signed off it is extended another 180 days. Since your last inspection was done on November 5th the six months time period expired on May 5th. The parcel is located at 55 Mesa Avenue within the RLUD zone district of Garfield County. The owner of the parcels, Don and Lucinda Westerlind, would like to dissolve the lot lines between Lots 3 and 9 in order to create one large lot. The said lots were originally platted in the 1880's and are only approximately twenty-five feet (25') wide. Dissolving the lot lines in the manner proposed will allow the applicant to remodel and enlarge the current building that is on the property. The planned addition will partially move onto Lot 5, with a new septic system for the house on Lot 6. As the applicant is reducing the lot density in this area thus making a legal lot for the existing structure in place on the property, Staff is in support of this amendment. Garfield County: I, Iris M Emery do hereby state in writing that I disagree with the proposed action to remove the dividing lines between lots 10-11-12 Block 4 Town site of Cooperton. Address TBD. This is a residential neighborhood. It is not a commercial zoning. I wish to keep it that way. We live on a private road and do not want the commercial traffic that having a business in the neighborhood would create. If this person wants to run a business then let her run it out of an office in an office building that is for that purpose and have more consideration for the people who live in this neighborhood.
