Please be advised that building permits expire, per Uniform Building Code, section 106.4.4 and 106.4.5, 180
days after they are issued, if the work authorized by the permit has not commenced or is suspended or
abandoned. The permit may be extended by written request to the building official, showing that
circumstances beyond your control have caused a delay. Permits that have been expired for 180 days or less
may be renewed for one half of the original permit fee. Permits that have been expired for longer than 180
days require payment of a new full permit fee.

Five miles south on highway #82 from the city limits of Glenwood
Springs. Property borders the east side of highway #82. Property is
referred to as #019 on Assessor's map #2395-01, T.7S-R.89W. Sec 1.

3. Why do you feel that the variance should be granted: (refer to instructions,
use additional pages if needed)
The rough terrain does not allow for another flat spot for this size
of building. The shape of the property makes it impossible to select
another location within the boundary lines that would be accessible from
the highway. Part of the problem is that a seasonal river runs approxi-
mately through the center of the property making road access extremely
difficult to put in - even if. the terrain did allow for a building.
The only other possibility would be high on the hill necessitating
digging out much of the mountain side and endless trees. Even then a•
road as steep as would be formed would make it impossible to get a vehicle
up it in the winter months - making a garage completely useless.
The most important fact of needing the variance to allow for the
building along the highway is that the present required 50 ft. would
force us to dig out the sculptured landscapping that is holding up the
foundation of the front of the present home.. Fourteen foot allowance
would enable us to put the proposed building right up to the landscapping,
and in no way would obscure the highway for anyone else either by sight
or entrance.

variance is being requested. Copies of the public Notice should be mailed to
your neighbors by registered mail and the receipts presented at the hearing.

This is a list of corrections that I have identified for Ron Oiiver`s building. As you can see
most are minor items that I am sure are intended but are not indicated on the plans.
However, some items such as the window sizes for light and ventilation and the design of
the restroom for accessibility need to be addressed. The method of construction of the fire-
resistant wall between the dwellings and the fire-resistant 1loorlceiling assembly need to be
identified as complying with tested and listed assemblies. The building may be constructed
as a Type V non -rated building because this building and the existing building are within the
area allowed for one building. The only fire resistive construction is that indicated above.
After you have had a chance to look this over please give me a call so that we can discuss
how the additional information will be provided.

construction. The plans do not indicate fire
resistive construction for these assemblies. Please
provide corrected details for these assemblies.
7 A2 & A7 Penetrations: Sec. 709.7 & 710.2 - All penetrations in the
fire -resistive wall and floor/ceiling assemblies
shall comply with these sections. The bathrooms of
the dwelling units back up to one another and this
is an area where inappropriate penetrations are
common. Also penetrations in the commercial area
ceiling for lighting, HVAC etc.
8 A7 Attic Draftstop: Sec. 708.3.1.1.1 - Draftstop is not indicated
in the attic in compliance with this section.
Please provide a detail indicating how this will be
accomplished.
9 A2 Stair Rise & Run: The maximum rise of a step is 8 inches and the
minimum tread is 9 inches. -- Sec. 1006.3 exc. 1.
The rise and run is not indicated on the plan.
Please provide a detail indicating compliance with
this section.
10 A3 Handrail & Guardrail: The maximum size of an opening in the
railing at the stairway is 4 inches. -. Sec. 1006.9
& Sec. 509.3. The elevation indicates what appears
to be a complying guardrail, however, the spacing is
not indicated on the plans.

Accessibility: Sec. 1103.2 -- This building is required to be
accessible from the parking area and otherwise also
in compliance with ANSI/CABO A117.1. See
corrections regarding restroom facilities.
12 Al Accessible Toilet Room: Sec. 1105, CABO/ANSI A117.1 - The
restroom as indicated on the plan does not comply
with these standards. Please provide a complete
detailed plan for an accessible restroom complying
with these standards.
