Re: Canyon Creek Estates Zone District
Amendment and Text Amendment
Dear Mark:
Pursuant to Garfield County Zoning Resolution 10.00 et seq.,
enclosed herewith on behalf of the Lazier -Sills Partnership is
an amended P.U.D. plan and P.U.D. text amendment for the Canyon
Creek Estates P.U.D. As you know, the Canyon Creek Estates
P.U.D. currently contains four zone district designations and is
subdivided into 44 lots with total permitted density of 62
single family, multifamily, and townhouse units. During the
processing of the original Canyon Creek Estates P.U.D. plan and
final plat, seven additional units were designated to be deve-
loped on additional adjacent property depending on the outcome
of a boundary dispute with the United States Bureau of Land
Management. In order to complete the final plat process at that
time, the Lazier -Sills Partnership elected to assume the most
conservative eastern boundary and reserve development of the
seven additional units to a later date.
The proposed P.U.D. amendment contemplates the redivisio n of
the property from 43 lots to 17 blocks with each block having a
designated number of allowable single family units for a total
of 69 single family units on the property. The Applicant
believes that the new configuration better reflects the best use
of the property by the elimination of the townhouse and multi-
family units. These blocks would then be redivided into indi-
vidual lots at a later date through an administrative procedure
without formal resubdivision. An Amended P.U.D. Plan depicting
the new configuration is attached to this letter as Exhibit "A".
In addition, the zone district designations will be reduced
from four designations to two designations -- single family
residential and common open space. A further description of
these zone districts and their requirements can be found on the
proposed zone text amendment attached hereto as Exhibit "B".

reviewed by the Garfield County Planning Commission on June 11,
1986, and will be considered by the Board of County
Commissioners of Garfield County at a public hearing on June 30,
1986, provided the Planning and Zoning Commission adopts a reso-
lution recommending approval or denial of this application.

centrally located and designed for pedestrian
access. For community facilities located, or to
be located, within deeded common open space,
parking facilities will accommodate a minimum of
20 percent of the projected users of these facili-
ties.
D. DEFINITIONS
1. Active Recreation: Recreational activities undertaken
on land improved with recreational or community
facilities.
2. Building Height: Measured vertically from the average
natural finished grade line immediately adjoining the
foundation to the average roof height.
3. Community Facilities: Public restrooms and meeting
facilities designed alone or in conjunction with
recreational facilities.
4. Lot Coverage: The portion of a lot or tract which is
covered or occupied by buildings, structures, parking
and drives.
5. Minimum Setback: The minimum dimension of a required
yard.
6. Minimum Lot Area: The total land area within the boun-
daries of a lot.

its natural state, without landscaping or any
improvement.
8. Recreational Facilities: Improvements such as pools,
tennis courts, playgrounds, picnic tables, softball

b. The following are prohibited as home occupations:
(1) Dancing studios;
(2) Repair shops;
(3) Restaurants;
(4) Stables or kennels;
(5) Automobile repair or paint shops.
