Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled "Dwelling Construction under the Uniform Building Code". This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. The development is located just south of Catherine Store Road, between Highway 82 and the Roaring Fork River. House 1 (H1) is intended to demonstrate the best practices for building affordable housing in our area, with no incremental cost increase and at least 30% better energy efficiency when compared to homes built with typical construction practices in our area. House 2 (H2) is intended to further the development of net -zero energy homes for our mountain climate zone. It will have roughly 10% of the overall construction cost devoted to system and shell upgrades, such as a photovoltaic system, solar hot water system and window upgrades. Unless noted otherwise, this specification applies to both houses, H1 and H2. Every effort should be made to use locally supplied, reclaimed or recycled materials where cost-effective and appropriate. Systems Summary - Construction of major systems will be as follows: Excavation - minimal (10" to 12") Foundation - insulated concrete forms with a solid 8" concrete (approx. 2'-O" high) over spread footings, with 2" rigid XPS for shallow, Frost -protected condition Floors - wood -framed with engineered "I" joists Exterior Walls - 2 x 6 studs @ 24" O.C. with Full cavity blown -in cellulose with 1" rigid XPS over (1/2" OSB & 1/2" rigid XPS @ corners) Interior wails - 2 x 4 and 2 x 6 with full cavity blown -in cellulose insulation Roof - pre -fabricated light wood trusses throughout (minimal over -framing) with 14" min. blown -in cellulose insulation 580 Main St..
