GARFIELD COUNTY BUILDING AND PLANNING
970-945-8212
MINIMUM APPLICATION REQUIREMENTS
for
SINGLE FAMILY DWELLING CONSTRUCTION
including
NEW CONSTRUCTION
ADDITIONS
ALTERATIONS
and
MOVED BUILDINGS
In order to understand the scope of the work intended under a permit application and
expedite the issuance of a permit it is important that complete information be provided.
Adequate and complete information will prevent delays in the plan review process.
Reviewing a plan and the discovery that required information has not been provided by the
applicant may result in the delay of the permit issuance and in proceeding with building
construction. The owner or contractor may be required to provide this information before
the plan review may proceed. This causes delays because other plans that are in line for
review may be given attention before the new information may be reviewed after it has
been provided to the Building Department.
Please review this document to determine if you have enough information to design
your project and provide adequate information to facilitate a plan review. If you do
not, it may be helpful to obtain a book titled "Dwelling Construction under the
Uniform Building Code". This book is available to you through this department at our
cost. Also, please consider using a design professional for assistance in your
design and a construction professional for construction of your project.
To provide for a more understandable plan in order to determine compliance with the
building, plumbing and mechanical codes, applicants are requested to review the following
checklist prior to and during design. Applicants are required to indicate appropriately
and to submit the completed checklist at time of application for a permit.
Plans to be included for a Building Permit, must be on drafting paper at least
18"x24" and drawn to scale.

finish grade line. A section showing in detail, from the bottom of the footing to the top of the
roof, including re -bar, anchor bolts, pressure treated plates, floor joists, wall studs and
spacing, insulation, sheeting, house -rap, (which is required), siding or any approved
building material.
A window schedule. A door schedule.
A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound
per square foot up to 7,000 feet in elevation, an 80 M.P.H. windshear, wind exposure B,

Re: Lot 26 High Aspen Ranch
Mark and Meme Kintner
Design Review Committee Approval
Gentlemen:
The DRC has reviewed the plans for the Kintner Residence to be constructed an Lot 26,
High Aspen Ranch and finds them in compliance and grants approval for the start of
construction with the following reservations. Exterior materials, including but not limited
to roofing, siding, stone, paint, and window materials are not sufficiently described for
final approval. Samples, pictures or detailed descriptions need to be submitted to DRC
prior to ordering or installing these materials.
Also, there IvI.UST be a preconstruction meeting held prior to anv work being done on the
house_ Extreme fire danger and road wear are but two of the items which are of critical
concern. Please be sure to read and bring your copy of the documents to the meeting.
Please review the documents carefully and be ready to discuss any approval or
construction questions at the meeting.
We look forward to working everyone involved; the owners, architects, and the builder to
assure a timely. coordinated effort to complete the Kintner residence. Please contact the
ranch office if you have any questions. I cannot stress enough the need for us to stay in
close communication and discuss any potential issues or problems before they occur, in
order to keep the project on track and protect the investment all our owners have in High
Aspen Ranch.
