Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled "Dwelling Construction under the Uniform Building Code". This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. 1 Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to scale. Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line. A section showing in detail, from the bottom of the footing to the top of the roof, including re -bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house - rap, (which is required), siding or any approved building material. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, an 80 M.P.H. windshear, wind exposure B, windload of 15 pounds per square foot, and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be returned. All plans submitted must be incompliance with the 1997 UBC, UMC and 1997 UPC. I. Is a site plan included that identifies the location of the proposed structure or addition and distances to the property lines from each corner of the proposed structure(s) prepared by a licensed surveyor and has the surveyors signature and professional stamp on the drawing? Properties with slopes of 30% or greater must be shown on the site plan. NOTE: 106.3.1 (7.) Ken is out of town. Rocky said Ken was selling the property to a couple that had or will be adopting a bunch of kids. I asked if it was going to be a foster home orphanage or single family dwelling. Rocky was not sure. I gave Rocky a copy of the letter from the Dept. of Health and explained the building permit maybe subject to a geological hazard review if there is radioactive material on the site. GS -4113 SCOPE This report presents the results of our soils and foundation investigation for the proposed modular residence at 0255 County Road 210 in Garfield County, Colorado. We conducted this investigation to evaluate subsurface conditions at the site and provide foundation recommendations for the proposed construction. Our report was prepared from data developed during excavation of exploratory pits atthe site, engineering analysis and our experience with similar conditions. This report includes a description of the subsurface conditions observed in exploratory pits, and presents recommendations for design criteria for the recommended foundation, and geotechnical and construction criteria for details influenced by the subsoils. Recommendations contained in this report were developed based on our understanding of the planned construction. If plans differ significantly from the descriptions contained in the report, we should be informed so that we can check that our recommendations and design criteria are appropriate. A summary of our conclusions is presented below. SUMMARY OF CONCLUSIONS 1. Subsurface conditions exposed in our exploratory pits excavated at the site consisted of 6 inches of sandy clay "topsoil"over 1 and 1.5 feet of sandy clay underlain by slightly silty gravel with sand and cobbles to the total explored depth of 7 feet below existing ground surface. Free ground water was measured at depths of 4 and 5 feet in the exploratory pits at the time of excavation. Exploratory pits were backfilled immediately after the field investigation was completed. 2. We recommend constructing the residence on footing foundations supported by the undisturbed, gravel soil. Footings deeper than about 3 feet below existing ground surface could require significant dewatering to construct. Design and construction criteria for footings are presented in the report. 3. We understand a crawl space will be below the main floor of the residence. The bottom of the crawl space should be no deeper than 3 feet below existing ground surface. We recommend a washed rock MR. Surface drainage should be designed to provide for rapid removal of surface water away from the residence. A foundation drain should be constructed around the crawl space. SITE CONDITIONS The site is located on a parcel northwest of the intersection of U.S. Highway 6 & 24 and County Road 210 in Garfield County, Colorado. An unimproved driveway provides access to the planned building site (see Figure 1). Three existing wells are adjacent to the proposed building footprint. Pits for percolation testing, west of the building footprint, were excavated by others prior to our field investigation. Ground surface in the vicinity of the planned building is relatively flat and vegetated with grass and weeds. Wetlands areas are to the south and west. PROPOSED CONSTRUCTION We understand the proposed residence will be a one-story, modular building with a crawl space below. Foundation loads are expected to vary between 1,000 and 2.000 pounds per lineal foot of foundation wall with maximum interior column loads of 20 kips. Maximum foundation excavation depths will likely be on the order of 3 feet. Completed wall backfill depth may be slightly more than excavation depth as final grades are adjusted for drainage. If construction will differ significantly from the descriptions above, we should be informed so that we can adjust our recommendations and design criteria, if necessary. MR KEN KRIZ 0255 COUNTY ROAD 210 CTLJT JOB NO. GS -4111 2 SUBSURFACE CONDITIONS We observed excavation of two exploratory pits (TP -1 and TP -2) to investigate subsurface conditions at the site. The approximate locations of the exploratory pits are shown on Figure 1. Exploratory excavation operations were directed by our laboratory/field manager who logged subsurface conditions exposed in the pits and obtained samples of the excavated soils. Graphic logs of the soils encountered in our exploratory pits are shown on Figure 2. Subsurface conditions exposed in our exploratory pits excavated at the site consisted of 6 inches of sandy clay "topsoil" over 1 and 1.5 feet of sandy clay underlain by slightly silty gravel with sand and cobbles to the maximum explored depth of 7 feet. Observation during excavation operations indicated the clay was medium stiff to soft and the gravel was dense. Free ground water was measured at depths of 4 and 5 feet in the exploratory pits at the time of excavation. Exploratory pits were backfilled immediately after our field investigation was completed. One sample of the gravel was selected for gradation testing. Results of gradation tests are shown on Figure 3. SITE EARTHWORK Grading plans were not provided to us. We expect minimal site grading will be performed at the site. Placement of fill is not anticipated below the building footprint at this writing. Areas which will receive fill should be stripped of vegetation, organic soils and debris. The on-site soils free of organic matter, debris and rocks larger than 6 inches in diameter can be used as fill. Fill should be placed in loose lifts of 10 inches thick or less and moisture conditioned to within 2 percent of optimum moisture content. Fill placed outside the building footprint should be compacted to at least 95 percent of standard Proctor (ASTM D 698) maximum dry density. MR. KEN KRIZ 0255 COUNTY ROAD 210 CTUT JOB NO. GS -4113 3 A 4 -inch thick layer of densely compacted, CDOT Class 6 aggregate base course or similar soil can be used as a leveling course below footings, if necessary. Granular soil used as a leveling course should be compacted to at least 98 percent of ASTM D 698 maximum dry density. We anticipate excavations for the building foundation and utilities can be accomplished using conventional, heavy-duty excavation equipment. Excavation sides will need to be sloped or braced to meet local, state and federal safety regulations. The gravel soil classifies as a Type C soil based on OSHA standards governing excavations. Temporary slopes deeper than 5 feet should be no steeper than 1.5 to 1 (horizontal to vertical) in Type C soils. Excavations below ground water require flatter side slopes. Contractors should identify the soils encountered in the excavations and refer to OSHA standards to determine appropriate slopes. Free ground water was measured at depths of 4 and 5 feet in the exploratory pits at the time of excavation. Ground water levels at this site will typically be closest to the ground surface during spring and early summer months. Excavations for foundations or utilities that extend deeper than about 3 feet below existing ground surface could require significant dewatering to construct depending on the time of year. We recommend that excavations above a depth of 3 feet be sloped to a gravity discharge or to a temporary sump where water can be removed by pumping. The ground surrounding the excavations should be sloped to direct runoff away from the excavations as much as practical. FOUNDATION We recommend constructing the residence on footing foundations supported by the undisturbed, gravel soil. The completed foundation excavation should be inspected by a representative of our firm, prior to placing forms, to confirm that the gravel is exposed and suitable for support of the designed footings. GS -4113 4 subsurface information and experience, we anticipate footings deeper than about 3 feet could require significant dewatering to construct. We anticipate maximum total settlements of footing foundations supported on the native gravel will be less than 1 inch. Recommended design and construction criteria for footings are presented below. 1. Footing foundations should be supported by the undisturbed, gravel soil. Soils loosened during excavation or the forming process for the footings should be removed or the soils can be re -compacted prior to placing concrete. If needed, a maximum 4 inch thick layer of compacted CDOT Class 6 aggregate base course or similar soil can be placed below footings as a leveling course. 2. Footings supported by the native gravel can be designed for a maximum allowable soil bearing pressure of 4,000 psf. 3. Continuous wall footings should have a minimum width of at least 16 inches. Foundations for isolated columns should have minimum dimensions of 24 inches by 24 inches. Larger sizes may be required, depending upon foundation loads. 4. Grade beams and foundation walls should be well reinforced, top and bottom, to span undisclosed loose or soft soil pockets. We recommend reinforcement sufficient to span an unsupported distance of at least 10 feet. Reinforcement should be designed by a qualified structural engineer. 5. The soils beneath exterior footings should be protected from freezing. We recommend the bottom of footings be constructed at a depth of at least 36 inches below finished exterior grades for frost protection. SLAB -ON -GRADE CONSTRUCTION We understand no slab -on -grade construction is planned for the project. If plans will include slabs -on -grade, we should be informed so that we can provide geotechnical design and construction criteria. MR. KEN KRIZ 0255 COUNTY ROAD 210 CTLJT JOB NO. GS -4113 5 BELOW -GRADE CONSTRUCTION Foundation walls which extend below -grade should be designed for lateral earth pressures where backfill is not present to about the same extent on both sides of the wall. Many factors affect the values of the design lateral earth pressure. These factors include, but are not limited to, the type, compaction, slope and drainage of the backfill, and the rigidity of the wall against rotation and deflection. For a very rigid wall where negligible or very little deflection will occur, an "at -rest" lateral earth pressure should be used in design. If the on-site soils are used as backfill, we recommend design of below -grade walls using an equivalent fluid density of at least 45 pcf for this site. This equivalent density does not include allowances for sloping backfill, surcharges or hydrostatic pressures. The structural engineer should also consider site specific grade restrictions and the effects of large openings on the behavior of the walls. Backfill placed adjacent to foundation wall exteriors should be free of organic matter, debris and rocks larger than 6 inches in diameter. Backfill should be moisture conditioned to within 2 percent of optimum moisture content and compacted to at least 95 percent of standard Proctor (ASTM D 698) maximum dry density. SUBSURFACE DRAINAGE Water from rain, snow melt and surface irrigation of landscaping frequently flows through relatively permeable backfill placed adjacent to a building and collects on the surface of relatively impermeable soils occurring at the bottom of the excavation. This can cause wet or moist conditions in below -grade areas after construction. We recommend installation of an exterior foundation drain around the residence. A washed rock layer with an embedded PVC drain pipe network should be installed on the crawl space floor. MR. KEN KRIZ 0255 COUNTY ROAD 210 CTLJT JOB NO GS -0113 6 The exterior foundation drain should consist of a 4 inch diameter, slotted, PVC pipe encased in free draining gravel. The drain should lead to a positive gravity outlet, or to a sump pit where water can be removed by pumping. Gravity outlets should not be susceptible to submersion or freezing. Excavations to construct the foundation drain must not undermine the subsoils supporting the adjacent footing foundations. A typical foundation drain detail is presented on Figure 4. The crawl space must be provided with efficient drainage. We recommend constructing a drain system on the crawl space floor that consists of 2 -inch diameter, slotted, PVC pipe installed on 6 to 8 foot centers and imbedded in at least 6 inches of washed gravel. The pipes should convey water to a perimeter drain collector pipe. Water collected should be discharged to a positive gravity outlet or to a sump pit where water can be removed by pumping. Placement of a vapor barrier above the washed rock layer should be considered to mitigate the potential for high humidity and standing water in the crawl space. Ventilation is important to maintain acceptable humidity levels in crawl spaces. The ventilation system should consider the humidity and temperature of air, and air flow volumes. It may be appropriate to install a ventilation system that is controlled by humiditstat. SURFACE DRAINAGE Surface drainage is critical to the performance of foundations. We recommend the following precautions be observed during construction and maintained at all times after the residence is completed: MR. We recommend providing a slope of at least 6 inches in the first 5 feet around the residence. 7 2. Backfill around the exterior of foundation walls should be placed in maximum 10 inch thick loose lifts, moisture conditioned to within 2 percent of optimum moisture content and compacted to at least 95 percent of standard Proctor (ASTM D 698) maximum dry density. 3. The residence should be provided with roof gutters and downspouts. Roof downspouts and drains should discharge well beyond the limits of all backfill. Splash blocks and downspout extensions should be provided at all discharge points. 4. Landscaping should be carefully designed to minimize irrigation. Plants used near foundation walls should be limited to those with low moisture requirements; irrigated grass should not be located within 5 feet of the foundation. Sprinklers should not discharge within 5 feet of the foundation and should be directed away from the building. 5. Impervious plastic membranes should not be used to cover the ground surface immediately surrounding the residence. These membranes tend to trap moisture and prevent normal evaporation from occurring. Geotextile fabrics can be used to control weed growth and allow some evaporation to occur. LIMITATIONS The exploratory pits excavated at the site provide a reasonably accurate picture of subsurface conditions. Variations in the subsurface conditions not indicated by the pits will occur. We should observe the completed foundation excavation to confirm the native gravel is exposed and suitable for support of the footings as designed. Our report was based on conditions disclosed by our exploratory pits, engineering analysis and our experience. Criteria presented reflect our understanding of the proposed construction.
