A final Electrical Inspection from the Colorado State Electrical Inspector 2. Permanent address assigned by Garfield County Building Department posted where readily visible from access road; 3. GENERAL NOTES: J aJr- 'As .x� 27x0 GaR 84.4 /J0,700 z. /5, 5SZ 21.12 SZ 3rCL GARFIELD COUNTY BUILDING AND PLANNING 970-945-8212 MINIMUM APPLICATION REQUIREMENTS for MANUFACTURED HOMES In order to understand the scope of the work intended under a permit application and expedite the issuance of a permit it is important that complete information be provided Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled "Dwelling Construction under the Uniform Building Code". This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. All Plans submitted must be incompliance with the 1997 UBC, UMC, and 1997 UPC. 1 1. Is a site plan included that identifies the location of the proposed structure or addition and distances to the property lines from each corner of the proposed structure prepared by a licensed surveyor and has the surveyors signature and professional stamp on the drawing? Properties with slopes of 30% or more must be shown on site plan. NOTE: 106.3.1 (7.) Any site plan for the placement of any portion of a structure within 50 ft. of a property line and not within a previously surveyed building envelope on a subdivision final plat shall be prepared by a licensed surveyor and have the surveyors signature and professicnal stamp on the drawing. Any structure to be built within a building envelope of a lot shown on a recorded subdivision plat, shall include a copy of the building envelope as it is shown on the final plat with the proposed structure located within the envelope. Division Engineer December 9, 2003 Jacee Johnson 6107 County Road 309 Parachute, CO 81635 RE: Johnson Special Use Permit for an Accessory Dwelling Unit (ADU) Dear Ms. Johnson, As you are aware, on Monday, December 8, 2003, the Board of County Commissioners approved your request to convert your existing modular unit (containing 980 sq. ft.) into an ADU with the following conditions: 1. All representations of the applicant, either within the application or stated at the hearing before the Board of County Commissioners, shall be considered conditions of approval. 2. Only leasehold interests in the ADU shall be allowed. The unit may not be sold separately. 3. The existing mobile home, ADU, may be replaced in accordance with section 7:05 of the Zoning Resolution which states that "a mobile home... maybe replaced by another mobile home on the same lot provided the replaced mobile home conforms to the requirements ofthe Building code Resolution of the County, and to the performance requirements [5.03.21 ] of [the Zoning] Resolution." The structure shall not exceed 1,500 square feet as measured by the County at the time of building permit. 4. Prior to the issuance of the actual Special Use Permit, a written letter from Water Resources shall be provided regarding the water rights. 5. The Applicant shall comply with the terms of the Judgement and Decree (case No. 94CV074) #4 signed and dated on June 43, 1998 which states "the Plaintiffs shall install a measuring device and restrictive flow device at the domestic pipeline which will restrict the flow of water to no more than 8 gallons per minute." The Applicant shall provide proof that this has been accomplished prior to issuance of any Building or Special Use Permit on the subject property.
