Box 2030 Glenwood Springs, CO 81601 RE: Director's Decision Trani- Amended Plat Lot 5 Monument Ridge Subdivision (File No. FPAA-7806) Dear Michael: This letter is being provided to you as the authorized representative for the Brian S. Trani, Amended Final Plat Application for Lot 5, Monument Ridge Subdivision. The Application is being considered in conjunction with a Boundary Line Adjustment Affidavit executed by Daniel and Mark Gardner. The property is located at 60 County Rd. 303 involving propefi also known by Assessofs Parcel No. 2407-202-26-005. A decision is hereby issued regarding the Amended Final Plat Application for Lot 5, Monument Ridge Subdivision. The Director's Decision is to approve the Application based on the finding that the Application meets the requirements and standards of the Garfield County Land Use and Development Code as amended and subject to the following conditions of approval. 1. That all representations of the Applicant contained in the Application submittals shall be conditions of approval unless specifically amended or modified by the conditions contained herein. 2. All requirements from the County Surveyor shall be met prior to submittal of the plat for final execution. 3. The Plat shall be subject to final review and approval by the County Attorney's Office prior to submittal of the plat for fina! execution. I 4. The Plat shall include plat notes as follows: o a The purpose of the amended plat is the adjustment of the common property line between Lot 5 and the Gardner Property. A Boundary Line Adjustment Affidavit is being concurrently filed with the recording of the amended plat. All plat notes and easement provisions contained on the original Monument Ridge Subdivision Plat recorded at Reception No. 679333 with the Garfield County Clerk and Recorder shall remain in effect. 5. A utility and drainage easement dedication shall be completed by the Gardners consistent with the existing easement as shown on the draft amended plat. The document shal! be prepared by the Applicant and reviewed and accepted by the County Attorney's Office. ln lieu of a separate document, subject to approval by the County Attorney's Office, the plat may be edited to include dedication of the easement for execution by the Gardners. Fina! easement documents and dedications shall be subject to approval by the County Attorney's Office and the plat as appropriate shall include reference to any easement recordings. This Director's Decision will be forwarded to the Board of County Commissioners for a period of 10 days so that they may determine whether or not to call.up the application for further review. The call-up period shall expire on June 12In. The Amended Final Plat will be scheduled on the Board of County Gommissioner's consent agenda after expiration of the call-up period and once al! conditions of approva! including finaledits to the plat have been satisfied.
