I. DESCRIPTION OF PROPOSAL - REQUEST
The Applicant is requesting an Amended Plat for Lot 5 in conjunction with a boundary line
adjustment for adjoining property to the east owned by Daniel and Mark Gardner. The
approval would allow the conveyance of a portion of Lot 5 to the adjoining property owner
such that the property line wil! conform with the existing fence line and historic use of the
properties. Lot 5 will be reduced in size by approximately 0.33 acres toT.l acres in size.
At the north end of the propefi Iine the shift will be 28.3 ft. to the west and at the south
end of the property line the shift will be 26 ft. to the west.
II. AUTHORITY - APPLICABLE REGULATIONS
The Amended Final Plat Application is being processed in accordance with Section 5-305,
Amended Final Plat and 4-103, Administrative Review of the Land Use and Development
Code, as amended. The requestwas determined to be complete and a Directo/s Decision
date scheduled. Public notice is required in accordance with Sections 4-103 and 4-101
and the Applicant has provided documentation that all required public notice has been
completed.
III. STAFF ANALYSIS
1 .. The Applicant's. draft plat includes improvement location information on the lotsincluding residences, driveways, accessory buildings, fences and utilities. The amendedplat reflects that no nonconrorm'ing conditions williesult from the proposed amendmentand related boundaryline adjustmEnt. Amended Plat Monument Ridge
on the property line readjustment this is a adjustment between the two properties and I do not see anything that wi1affect the road or the right-of-way. There for I do not see any problems or concerns from the Road and Bridge point ofview.
