MEMO TO: Board of County Commissioners
FROM: Planning Department
SUBJECT: Certification of Planning Commission Action on Cattle
Creek PUD Request
On Monday, October 10th, the Garfield County Planning Commission
held their regularly scheduled monthly meeting and discussed the
request for PUD zoning made by Mr. Frank Lerner and Mr. Sturgis, known
as the Cattle Creek PUD. After considerable discussion, Dale
Albertson moved to recommend approval of the request for PUD zoning
to the Board of County Commissioners subject to the following
conditions:
1. Language be added to the restrictive covenants which
prohibits resubdivision of the lots as shown on the
PUD plan once they are subdivided;
2. Add a potential school site designation to the north-
west portion of the PUD plan;
3. The existing ranch road from the main buildings to
the top of the hill be shown on the PUD plan as a
pedestrian/equestrian/emergency vehicle access;
4. Approval of the proposed water augmentation plan by
the District Water Court; and
5. Improvements for the fire protection system include
a pressure reducing station developed with a minimum
of 8,000 gallons water storage for fire protection
to be provided in Phase I.
Dick Martin seconded the motion. The motion carried unanimously
with Chairman Jackson, Dale Albertson, Arnold Mackley, Dick Martin,
and John Tripp all voting aye.
