Recitals
A. Dean A. Bramlet made an application to the Board of Adjustmcnt of Garfield County,
Colorado, (the 'Board") requesting the Board grant a variance from the County-approved Preshana
Farms Planned Unit Developmcnt sctbacks contained in the PUD Zone District Guidelines (PUD
Guide) as atlached to Resolution 2000-30 as Exhibit A and rccorded at Reception Number 5 621{l in
the Office of the Garfield County Clerk & Recordcr.
B. Dean A. Bramlet is the owner of real property as idcntified in a WanantyDeed recorded at
Rcception No. 648252 in the OfFrce of the Garfield County Clerk & Recorder, morc practically
described as 57 Conal Drive, Aspen Equcstrian Estales, Lot Cl4 and encompassing an arca of .231-
acres asidentified in the FinalPlat forfupen Equestrian EstotesrecordedatreceptionNo.564578 in
the Office of the Garfield County Clerk & Recorder.
C. The subject property is located within the RlO - S.F.R. zone district of the PUD, and
issuance of the requested variance will not effect the requirement for the parcel to comply with the
rcmaining zons district standards contained within the PUDTnne District Guidelines.
D. Dean A. Brarnlet requests the Board grant a variance from $I. (8.X6) of the PUD Guide
which requires a minimum side yard setback of fifteen-feet (15'). Tbe County issuid a building

B. The Variance from $I. (E.X6), fifteen-foot (15') side setback, as required Preshana Farms
