LOCATION
The proposed subdivision is located in Section 35, Township 6 South, Range 89 West of the 6'h
Principal Meridian. See the enclosed Sketch Plan for site location.
WATER SUPPLY
Water for this development will be supplied by individual wells on each lot. Two wells serve the
existing property within the proposed Lots 2 and 13.
SEWAGE DISPOSAL
Sewage disposal for this development will be per Individual Sewage Disposal Systems.
Currently, there are no existing sewer intercept lines available to serve the proposed development.

IMPACT ON LAKES, STREAMS, ATID TOPOGRAPHY
The development will have minimal impact on drainages running through the property. Lots are
laid out such that an adequate building envelope is available without impacting the existing
drainages. The road system will follow existing topography as much as acceptable engineering
practices allow. Where drainage crossings are required, adequately sized culverts will be
installed to convey the historical flows thru the property. The Roaring Fork River borders the
property to the south and west. Each lot will be required to install an adequate stormwater
detention facility to mitigate the 25-year storm event.
RADIATION HAZARI)
The project site is not located on geologic deposits that would be expected to have high
concentrations of radioactive minerals. However, there is a potential that radon gas could be
present in the area. Representatives from Hepworth-Pawlak Geotechnical, Inc. have indicated
that it is difficult to assess future radon gas concentrations in buildings before the buildings are
constructed. Therefore, it is recommended that testing for radon gas levels be done when the
residences and other occupied structures have been completed.
ACCESS
AII lots on the development willhave access to County Road 154 via on-site ingress/egress
easements. See the enclosed Sketch Plan for easement locations.
