Following review of the ProP osed Amended Plat and subseq uent exchange of land, it is
evident that there will be no creation of any new develoPment pote ntial. ln addition, it is
Staff's opinion that given the real seParation of the Properties bY the Roaring Fork River,
this Amended Plat makes sense logicalty.Staff is further suPpoftive of limiting future
developm ent along the ProPosed stretch of the Roaring Fork River to protect the water
resources of the valley. As the Ra nch at the Roaring Fork is a P latted subdivision, the
Ranch at the Roaring Fork must be approved for an Amended Plat to Perform the
represe nted exchange of land. Howeve r, as the APP licant accura tely states, since the
Coffman Ranch was PreviouslY sPl it through a Subdivisi on Exemption, the Coffman Ranch

2. STAFF RECOMMENDATION
The Applicant has provided all required documentation and has satisfied the applicable
standards for this plat amendment. Therefore, Staff recommends the Board of County
Commissioners APPROVE this amended plat request with the following conditions:
1 . That all representations of the Applicant, either within the application or stated at the
meeting before the Board, shall be considered conditions of approval.
2. All plat notes from the original Final Plat of Ranch at the Roaring Fork PUD shallbe
shown or referenced on this amended plat.
3. Within 90 days of approval, the Amended Final Plat shall be reviewed (papercopy),
then signed and dated (mylar copy) by the County Surueyor, then signed and dated
by the Chairman of the Board and recorded in the Glerk and Recorder's Office of
Garfield County. The Amended Final Plat shall meet the minimum CRS standards
for land survey plats, as required by Colorado state law, and approved by the
County Surveyor and shall include, at a minimum, the information outlined in $5:22
of the Garfield County Subdivision Regulations.
