HomeMy WebLinkAbout2.0 Staff Report• • PROJECT INFORMATION AND STAFF COMMENTS PROJECT NAME: Senate Bill 35 Exemption OWNER/APPLICANT: Lazier/Sills Partnership LOCATION: 6 miles west of Glenwood Springs off State Highway 6 & 24 PURPOSE: To split a 76.64 acre tract of land into 2 tracts of 1.19 acres and 75.45 acres each QUALIFICATION: Adjustment of property boundaries ZONING: COMPREHENSIVE PLAN: PUD District C (Rural Area/Minor Environmental Constraints) and District E (Rural Areas/ Severe - Moderate Environmental Constraints) COMMENTS: 1. The Canyon Creek PUD rezoning and sketch plan requests were approved in 1981. Subsequent to that approval, the applicant and adjoining property owners became aware of a boundary discrepancy resulting from an old aliquot survey. To address that problem, the applicant is requesting this property split so that the 1.19 acre tract may be conveyed to the adjoining owner, Jill C. Williams, as an adjustment of property boundaries. This would reduce the acreage of the PUD, and also slightly reduce the acreage assigned to "Open Space" areas within the PUD. RECOMMENDATION: Approval with the condition that this property split is solely for the purpose of adjusting property boundaries and no new lots are created by this action. 11. Q • ez.
