Declarations These guidelines are stated quite generally and inconsistencies exist between the declarations filed for the various construction phases of the Ranch. Each does, however, give quite clear and strong interpretive authority to the Architectural Committee and the RRF Bard of Directors. To date, many standards and projects have been allowed which did not consistently meet stated guidelines and requirements_ Consequently, our community has become rather eclectic over time and it has become increasingly difficult for the Architectural Committee and the Ranch Board to evaluate and rationalize decisions for the myriad of building/project requests submitted by Ranch residents, Due to the increase in new construction, remodeling and upgrading of Ranch properties, the Ranch Board of Directors felt it appropriate to more specifically state the design standards and list the building materials acceptable for remodel/new construction projects. At•the July 2001 Annual Meeting, Ranch residents voted a mandate to the Board of Directors -to be mare consistent and mare adherent to the RRF Homeowner Rules and Regulations relative to architectural issues. At the same time, in an effort to better serve Ranch residents, the Architectural Committee pledged to process applications in a fair, consistent and "timely manner. The details that follow do not change our recorded documents listed above, Rather, they provide a more specific, practical list of materials and rationale for use by Ranch residents in all architectural projects.
