The Design Review Committee (DRC), at their September 16, 2015 meeting, found that the application and plans arc complete and approved final review. The remaining fees arc outstanding and must be paid prior to a pre-construction meeting. They arc: Deposit: $20,000 CRAF: $4,260 SAF: $3,000 The soils report has been received. Thank you . Please provide the following items or make the following revisions prior to our pre-construction meeting: 1. Please provide cut sheets of all exterior lights and any landscape lighting. Please make sure that LED lights arc at 2700Kelvin or below. 2. The stucco color proposed was not supported by the DRC . This shall continue to be studied and wiH require DRC approval before any stucco may be applied. Once a mock wall of exterior colors and materials has been set up the DRC can view the proposed colors in the field. It seems better to view the stucco in the field as shade and sunlight play a critical role in how aJt the colors come together. 3. The trees on the west side of the property will be field located to ensure that the location works best with the neighboring property. Per the DRC's request, 1 will consult the adjacent property owner to ensure communication. 4. The DRC questioned whether a retention area should be added surrounding the dry well near the front of the property. No drainage may flow onto adjacent properties unless it is into the street/curb/gutter. 5. The irrigation pump cannot protrude above grade and must be screened from view of the adjacent properties. 6 . Gas meters, utility and AC units cannot face the street and must be screened from view of adjacent properties by landscaping. The DRC requires a building height verification survey to be completed prior to the rough framing inspection (dry-in) inspection and performed by a Colorado professional land surveyor and shall include a statement by the surveyor stating whether the building is/is not in compliance 0080 Bald Eagle W~~· Carbondale. The owner or owner's representative shall submit a completed height survey to Aspen Glen DRC. The standard form that shall be used is attached . In the event there is a dispute the DRC reserves the right to verify height with their surveyor. Cost of the survey win be deducted from the builder's completion deposit if the submitted survey was incorrect. A pre-construction meeting on site is required before construction may commence. In addition, two additional site inspections arc required during construction of the residence. Please contact the DRC Administrator at (970) 963-8434, upon completion of the dry-in phase of construction and for a final site inspection by the DRC. Details of these procedures arc contained in the Desii.,'ll Review application packet. Failure to cal1 for any of these inspections will result in $ 1000 per violation which will be deducted from the builder's completion deposit. Prior to closing the file and returning the builder's completion deposit, copies of the Certificate of Occupancy and an Improvement Location Certificate must be provided to the DRC. The DRC may elect to withhold a portion of the Builder's Completion Deposit to ensure that final landscaping is completed and growth is assured. Final1y, the IJOA has adopted a schedule of Violations & Fines. A copy of which wiH be provided at the pre-construction meeting. Please familiarize yourself and your sub-contractors and employees with the schedule to avoid unnecessary costs. Please keep in mind that a copy of your approved plans is kept on file for periodic review by the Design Review Committee to assure compliance with your approved plans. Any anticipated changes from your approved plans must be submitted to, reviewed by and receive approval from the Design Review Committee prior to making any changes.
