(1973) Section 30-28-101(10)(a) - (d) as amended, and the Subdivision Regulations of Garfield County, Colorado, adopted September 1, 1972 and amended April 14, L975, Sections 1.02.17(d) and 3.02.02, the undersigned Doyle P. and Katheri.ne L. Likl-ey respectfully petitions the Board of County Corunissioners of Garfield County, Colorado, to exempt by resolution a 2.7 Acre tract into 2 tracts ot{S acres and Or7 ifE acres more or less, more ful1y hereinafter described: A parcel of land being situate in the NWt, Section 3, Township 7 South' Range 89 !trest of the 6th P.M., described as fol-lows: Commencing at the W 1116 Secti-on Corner comnon to Section 34, Township 6 South, and Section 3, Township 7 South, Range 89 I'Iest' 6th P.M.; thence along the section line N. 89o46150" W. a distance of 7I.76 feet to the true point of beginning; thence continuing along the section line N. 89"46'50" InI. a distance of 271.55 feet; thence on a curve to the right and the SW with a central angle of 18"40t40", a radius of 337.25 feex and an arc length of 109.94 feet, S. 55"57'50" W. a distance of 109.45 feet on the long chord; thence on a curve to the left with a central angle of 57"24'10", a radius of 165.54 feet and and arc length of 165.85 feet S. 36"36' W. a distance of 159.00 feet on the long chord; thence S. 07"54'00" W. a distance of 138.89 feet; thence S. 89"46'50" E. a distance of 432.23 feet; thence N. 26"49'30" I^I. a distance of 46.11 f'eet; thence on a curve to the right with a central angle of 63"25t30", a radius of 208.02 feet and an arc length of 230.27 feet, N. 4o53'2O't E. a distance of 218.69 feet on the long chord; thence N. 35o36t00" N. a distance of 56.89 feet; thence on a curve to the left with a central angle of 16o15150", a radius of 90.12 feet and an arc length of 25.58 feet, N. 28"28'00" E. a distance of 25.49 feet on the long chord to the true point of beginning. Subject to rights of way and easements for roads, ditches, streets, canals pipe 1ines, and utility lines. From the definitions of "subdivisionil and "subdivision 1and" as the terms are used and defined in C.R.S. (1973) Section 30-28-101(a) - (d) and the Garfield County Subdivision Regulations, for the reasons stated bel-ow: That the petitioners desire to buil-d a home for his parents who are retiring. That other parcels in the same general area have been divided for similar reasons.
