Request for Sket ch Plan Rev iew and Exemption
Pursuant to L973 C.R.S. 38-28-10L and the Garfield
County Subdivision Regulations, W.E. LIMBACH and GENEVIEVE
LIMBACH by their attorney, Thomas W. Stuver, respectfully
submit the attached Sketch Plan of a proposed division of
property located in Garfield County which wouLd result in
the creation of tI^7o tracts of land, each of which will be
less than 35 acres in area, and petition the Board to exemPt
the partition of these tracts from the provisions of the
Garfield County Subdivision Regulations.
In supPort of this request, the Petition state

This ranch consists of approximately 28 acres more
or less and the described parcels are indicated on the
sketch plan attached hereto, designated Exhibit A.
2. It is the intention of the Petitioners to se1l
the portion of the property described as Parcel'B to their
son for use as a single family residence site and as the
base of operations for his apiary business. The Petitioners
would retain Parcel A fot agricultural use'

3. The PeLitioners are unable to proceed with the
partition and sale of their ProPerty without permission of
the Board of County Comrissioners.
4. If the proposed partition of property is
approved and exempted from the subdivision regulations, a
single family residence could be located upon each of the
resulting tracts
5. Access to each parcel is directly onto County
Road 346 as is apparent from the attached Sketch Plan.
6. l,lanner of sewer disposal for any dwelling to
be constructed on Parcel A shatt be by s,eptic tank or unit
system complying with the Garfield County Sanitary Regulations
approved by the County SanitarEan.
7 . The property to be sold to the Petitioners,
"o.,fi-" served by a well for. its domestic water supply and a
1ow capacity well will be drilled for the domestic water
supply of Parcel A when necessary. Irrigation water for
both tracts is availabLe from the Rising Sun Ditch which
crosses each parcel.
