We reviewed the plot plan of the proposal and talked about several other issues. I would like to offer the following comments to you regarding fire protection for the property. As I understand it the property is proposed to be split into five lots with a single family house being built on each lot. All lots will be served by one water well. Access to the sub-division appears to be adequate utilizing county road 107 as the main access road. All driveways and sub-division roads should be constructed to Garfield County road standards. Response time to the property is approximately 15 minutes for fire and medical services with response coming out of the Carbondale fire station. Water supply for fire protection should be provided in the form of a holding tank with a 10,000 gallon capacity. A fire department connection should be installed at the tank to allow for easy filling by the fire trucks. The Colorado State Forest Service's guidelines for rural homeowners should be followed in regard to brush clearing and b.uilding materials to'reduce the wildfire danger in the area. The Carbondale & Rural Fire Protection District has adopted a policy of requesting impact fees from developers to help mitigate the impacts on the district due to the un-precedented growth patterns we are currently experiencing. The fee amounts to $200.00 per lot and I have advised Mr. Leonard of this request. If you have any questions feel free to contact me at 963-249I.
