the Subdivision Regulations of Garfield County, Colorado, adopted January 2, 1979

The Highline Ditch Company is interested in purchasing a one
acre tract of land from Mr. John Lyons. This tract has been
used as a camp for 'r ditch rider for a number of years.
While the ditch cc ..ay installed the cabin and improvements
over 30 years ago tree ground was not purchased. It was on the
lower end of a 400 acre ranch. Since that time the ranch has
been broken up. Presently the camp is on a 40 acre tract
owned by Mr. Lyons.
As the area grows and land becomes more expensive we feel we
may be forced to abandon the camp by a future owner. Hence,
the desire to purchase the site from Mr. Lyons.
This ditch camp cabin is about 10'x15' with a small lean—to
(10'x4') on the back for storage of tools, etc. It is occupied
from approximately the 1st of April until July 15 when there is
irrigation ,pater in the High Line.
During this period we hire a man to manage and maintain the
ditch; it is also his duty to measure the water out of the ditth
to the various ranches along the ditch.
The one room cabin has a wood stove, telephone and electric
lights. This cabin has been on the site for 30 years (+—).
Prior to that a tent was used. The location is important to the
ditch company because it is at this point that the ditch divides
into the Hast •and West Laterals.
We realize that our request does not met with your regulations
and. rules. However, since this is not a. perminent residence;
is occupied only four months or so on a temporary bases, and has
been opera.ted like this for a number of years with no problems
we respectfully request your approval of the purchase.
