submit our building plans and she was asking if we received anything from our HOA on the
request for approving our variance. She's fine with a simple email acknowledgement at this
point, hoping it will be all the county needs to bless our plans. I did receive an email from the
Hollomon's stating that they're fine with it and would really appreciate if you could send me
something that states the same. Certainly, if you have concerns with it, I'm happy to discuss it
with you.
Again, at this point all we need is a simple email response that you are ok with what I laid out
below regarding the garage addition and the fireplace.

I'm sorry its taken so long to produce the variance request I talked about when we
were all together but the plans have been a bit of a moving target. Since our Iittle
cocktail party on the deck (which is gone now!) we've had several more meetings
with the architects, trying to get things right. The floor plan and site plan haven't
changed a great deal despite all those meetings but there are a few changes you
might notice nevertheless. I've attached a copy of the latest design.
Also attached is the variance request that I mentioned when we were
together. The two issues are:
i
1. A request for a detached garage that even though its now only a 2 car garage,
will exceed the 15% of primary dwelling footprint allowance - it is not shown on
the plan but it will still be located between the house and the chicken coop
2. An open-hearth EPA Phase 2 approved appliance (fireplace) - technically this
isn't a HOA covenant- its a subdivision plat entry on the recorded
"MarquisfWallbank Boundary Adjustment Plat" but having your blessing helps us
make our case with Garfield County for approving it
We haven't included anything regarding the barn since that will not be something
we tackle right away and the contractor doesn't want to gum up the permit
application with that issue right now. We'll come back to you on that next year
sometime when we're hopefully in the new home and moving on to renovating
the barn.
Please take a look at the variance approval draft and let me know if you are fine
with signing it...or if you have suggestions for changes. We're happy to do what
we have to to get everyone comfortable with it.
I've attached copies of the various docs that are relevant to the issue in case you
want to reference them.
