From a technical perspective, the proposed project has an adequate suppty of potable water- Ho*"n"r, it appJars the central water system proposed to serve this project and several ott"irot 'io tf,.ar"a may be an expansion of use of the original decree and zubsequent well ""r-i . Trre Division of Water Resources should provide an opinion regarding the legal ^*.t"t suPPIY for the Project' WASTEWATER Z. The proposed ISDS systems should be designed by a Registered Professional Engineer due to high groundwater in the area and proximity to the shallow public water supply well. In "aoiiir"I the ISDS design criteria and management plan preselted in the submittal should i, ,p""iii.ally incorpor.ted into any approval of the project and ret'erenced on the Plat map. DRAINAGE 3. The proposed drainage plan is adequate from a technical perspective. However, irrpf"ii"r"tion of thetrainage plan proposes construction of retention basins on each lot n.i .* be incorporated into trrJaetaited contouring and landscrylng of the lot. Since site development on Lach lot is unknown, the location of retention basins is not shown on the aiu*i"gr. We recommend that a plat note b9 added that identifies the requirement to construct a retention basin. The note should include the dimensions of the basin and require that a Registered professional Engineer certiff that the basin is constructed to at least the ;t"t-"* size, intercepts the runoff from improved areas, and is consistent with the subdivision's master driinage plan. The covenants should indicate that each homeowner is resporsible for maintaining a functional retention basin.
