Eak- ,# J II I i J i qt i I E-refl Following review of the proposed Amended Plat and subsequent exchange of land, it is evident that there will be no creataon of any new development potential. ln addition, it is Staffs opinion that given the real separation of the properties by the Roaring Fork River, this Amended Plat makes sense logically. Staff is further supportive of limiting future development along the proposed stretch of the Roaring Fork River to protect the water resouroes of the valley. As the Ranch at the Roaring Fork is a plafted suMivision, the Ranch at the Roaring Fork must be approved for an Amended Plat to perform the represented exchange of land. STAFF RECOMMENDATION The Applicant has provided all required documentation and has satisfied the applicable standards for this plat amendment. Therefore, Staff recommends the Board of Gounty Commissionefti APPROVE this amended plat request with the following conditions: 1 . That all representations of the Appllcant, either within the application or stated at the meeting before the Board, shall be considered conditions of approval. 2. All plat notes from the original Final Plat of Ranch at the Roaring Fork PUD shall be shown or referenced on this amended plat. 3- Within 90 days of approval, the Arnended Final Plat shall be revierred (papercopy), then signed and dated (mylarcopy) bythe County Surveyor, then signed and dated by the Chairman of the Board and recorded in the Clerk and Recorde/s Office of Garfield County. TheAmended Final Platshall metthe minimum GRS standards for land suruey plats, as required by Cokrrado state law, and approved by the County Surveyorand shallindude, ata minimum, the informatbn ouflined in $5:22 of the Garfeld County Subdivision Regulations. 4
