The Board approved thb application at that time, however tlre plat mylar was not
submitted wiilrin the 90day requircd timeframe. The applican(s) have submitbd a
new application wtrich seeb tre same apprcval as was granted lastyear. ln additfurn'
the mylar has been submithd in support of this application. We rcquest apprcval as
in the prior staff report, with the aame findings, however om3iling conditions 2 &t

This is an amended plat application to amend the property line betrrveen the Ranch at the
Roaring Fork PUD and the Coffrnan Ranch North Parcel. According to the Applicant:

The Applicant goes on to state that:

Following review of the proposed Amended Plat and subsequent exchange of land, it is
evident that there will be no creataon of any new development potential. ln addition, it is
Staffs opinion that given the real separation of the properties by the Roaring Fork River,
this Amended Plat makes sense logically. Staff is further supportive of limiting future
development along the proposed stretch of the Roaring Fork River to protect the water
resouroes of the valley. As the Ranch at the Roaring Fork is a plafted suMivision, the
Ranch at the Roaring Fork must be approved for an Amended Plat to perform the
represented exchange of land. However, as the Applicant accurately states, since the
Coffrnan Ranchwas previouslysplitthrough a SuMMsion Exemption, thecoffinan Ranch
boundary can be amended through the Boundary Line Adjustment process.

2. STAFF RECOMMENDATION
The Applicant has provided all required documentation and has satisfied the applicable
standards for this plat amendment. Therefore, Staff recommends the Board of Gounty
Commissionefti APPROVE this amended plat request with the following conditions:
1 . That all representations of the Appllcant, either within the application or stated at the
meeting before the Board, shall be considered conditions of approval.
2. All plat notes from the original Final Plat of Ranch at the Roaring Fork PUD shall be
shown or referenced on this amended plat.
3- Within 90 days of approval, the Arnended Final Plat shall be revierred (papercopy),
then signed and dated (mylarcopy) bythe County Surveyor, then signed and dated
by the Chairman of the Board and recorded in the Clerk and Recorde/s Office of
Garfield County. TheAmended Final Platshall metthe minimum GRS standards
for land suruey plats, as required by Cokrrado state law, and approved by the
County Surveyorand shallindude, ata minimum, the informatbn ouflined in $5:22
of the Garfeld County Subdivision Regulations.
