Following review of the proposed Amended Plat and subsequent exchange of land, it is evident that there will be no creation of any new development potential. !n addition, it is Staffs opinion that given the real separation of the properties by the Roaring Fork River, this Amended Plat makes sense logically. Staff is further supportive of limiting future development along the proposed stretch of the Roaring Fork River to protect the water resources of the valley. As the Ranch at the Roaring Fork is a platted subdivision, the Ranch at the Roaring Fork must be approved for an Amended Plat to perform the represented exchange of land. STAFF RECOMMENDATION The Applicant has provided all required documentation and has satisfied the applicablestandards for this plat amendment. Therefore, Staff recommends the Board oi'County Commissioners APPROVE this amended plat request with the following conditions: 1. That all representations of the Applicant, either within the application or stated at themeeting before the Board, shall be considered conditions'of approval. 2. All plat notes from the original Final Plat of Ranch at the Roaring Fork pUD shall beshown or referenced on this amended plat. 3' Within g0 days of approval, the Amended Final Plat shall be reviewed (paper copy), then signed and dated (mylar copy) bythe County Surveyor, then signed and Oat6llby the Chairman of the Board and recorded in the Cleri and Recorder's Office ofGarfield County.
