Please see the list of con ce rns below; Lot# 275, 207 Blue Heron Vista, BLRE -10 15 3972 /. 1) Verify proposed location of relocated 6" irrigation pipeline . (addressed by llwyd Ecclestone) / 2) Projections at the rear of the structure (Ma . BR, Cov . Porch) may not encroach within two (2) feet of the property line, exterior walls and the underside of projections within five (5) feet of the property must have one (1) hour fire-resistant construction, and walls within three (3) feet of property lines may not have openings per 2009 IRC, R302 .1, Exterior Walls and Projections. Please amend site plan, and all affected architectural and structural pages to meet this requirement. / 3) The submitted floor plan/elevations are flip-flopped/mirrored as depicted on the site plan. Please provide a copy of the correct floor plan/elevations to insure the one (1) hour fire-resistant construction requirements of IRC, R302.1 are accurately identified and noted on the plans . V 4) The submitted architectural plans by Z architecture did not i nclude one (1) hour fire-resistant assemblies for exterior walls and projections. Please amend plans to include UL listed assemblies and details for the exterior walls and projections required to meet the one (1) hour fire-resistant requi rement. Lot# 253, 76 Eagle claw Ci rcle, BLRE-10-15 -3969 1) As the site plan depicts the neighboring existing dwelling located on the property line (lot 254), the proposed structure is encroaching into the one (1) hour fire-resistive construction distances per IRC, R301 .2. The projections at the neighboring lot 252 may not encroach within two (2) feet of the property li ne, exterior walls and the underside of projections within five (5) feet of the property must have one (1) hour fire-resistant construction, and exterior walls within three (3) feet of the property wall may not have openings per 2009 IRC, R302.1, Exterior Walls and Projections.
