PROJECT INFORMATION AND STAFF COMMENTS
TYPE OF REVIEW: Amended Plat
APPLICANT: Second Amended Plat of Lot 2, Englund/Moore
Subdivision
LOCATION: 16611 Hwy 82, Carbondale, Colorado
ZONING: A/R/RD - Agricultural/Residential/Rural Density
LOT SIZE: 3,212 sq. ft. (0.074) acres
I. DESCRIPTION OF THE PROPOSAL
The Applicant requests the Board approve an amendment to Lot 2 of the Englund/Moore Subdivision.
Lot 2 is 6.28 acres in size after this amendment; and Lot B which is adjacent and unplatted is 0.67 acres
and will require a boundary line adjustment to be processed after this amended plat has been completed to
properly recognize the two new parcels. The area involved in the exchange is 0.074 acres.
Section 6:10 of the Subdivision
Garfield County regulations states that an amendment may be made to a recorded plat if such amendment
does not 1) increase the number of subdivision lots or dwelling units, or 2) result in the major relocation of
a road or add new. Staff finds these standards are met.
The Amended Final Plat has been reviewed for the minimum CRS standards for land survey plats, as
required by Colorado state law and has been approved by the County Surveyor and at a minimum, contains
the information outlined in Section 5:22 of the Garfield County Subdivision Regulations.
II. STAFF RECOMMENDATION
The Applicant has provided all required documentation and has satisfied the applicable standards for a plat
amendment. Therefore, the Planning Staff recommends that the Board of County Commissioners, pursuant
to Section 6:10 of the Subdivision Regulations of 1984, as amended, Approve this amended plat request
and allow the Chairman to sign the mylar presented with the comments as noted below:
1. That all representations of the Applicant, either within the application or stated at the meeting before
the Board, shall be considered conditions of approval; and
2. Within 90 days of approval and signature on the mylar by the Chairman of the Board this Amended
Plat shall be recorded in the Clerk and Recorder's Office of Garfield County.

Dear Jim,
Upon review of the Second Amended Final Plat of Lot 2, Englund / Moore Subdivision, I
have prepared a list of comments or corrections to be made prior to approval for survey
content and form.
1. The chord bearings and distances need to be included in the curve information
for lot 2. I believe a curve chart is in order.
2. Utilities need not be shown on a final plat however if you must, I recommend
they be in a grey scale so as not to compete with required information.
3. The total distance along the exterior boundary along the easterly boundaries of
Lot A and Lot B is missing. Same with the westerly boundary.
4. The vicinity map should have a scale of 1 "= 2000 feet.
5. Symbols along line breaks on Lot 2 are needed.
6. In the basis of bearings note, the yellow plastic cap should refer to the
northwest corner of Lot A instead of the book and page provided, as that book
and page are not indicated on the plat.
7. I am not certain why the parcels within this subdivision are described by
metes and bounds? The certificate of dedication and ownership should allow
for these parcels to be called out by name as created by this plat.

Once these comments have been addressed, the surveyor may prepare the mylar
for record pending further requirements from your office
