Dear Mark:

I am enclosing herewith for approval and signature by the Board of County Commissioners
the original mylar plat of Amended Plat, Lot 20, Coryell Ranch. Also enclosed is the necessary
Application Form together with our check in the amount of $100.00. We have also enclosed a letter
and receipt from the Garfield County Surveyor's office demonstrating that we have already paid
directly to him the $40.00 review fee.
The purpose of this amended plat is to enlarge the building envelope on the subject lot. After
the modification, the building envelope will comply in all respects with the setback and other zoning
restrictions contained in the applicable zone district for the Coryell Ranch PUD. The increase in the
building envelope is rather larg, so I have also enclosed a letter from Dave Kotz verifying that the
expanded building envelope wifl not encroach into any area of geologic hazard. Thus, increase in
the size of the building envelo
e is consistent with all Preliminary Plan conditions regarding the
location of building envelopes. Furthermore, although the affected lot is now owned by a third party,
the increase in the size of the building envelope has been reviewed and approved by Coryell Ranch.
A draft of this proposed Amended Plat was previously submitted to and approved by Garfield
County. As you can see, the amended plat is fully executed by its owners, their representatives, and
the County Surveyor.
The property owners a most anxious to have this plat amendment approved. For this
reason, it would be greatly ap reciated if this plat amendment could be placed on the Board's

consent agenda for this coming Monday, May 7, 2001, when two other, similar Final Plat
Amendments are scheduled for consideration.

I have reviewed the geologic hazard mapping provided by CTL/Thompson and have concluded
that the proposed building envelope expansion will not encroach into any geologic hazard
areas. From an engineering perspective, I know of no reason why the building envelope
should not be expanded to the extent proposed and as allowed by the zone district
requirements.
