The purpose of this meeting was for building department issues that developed during construction of the remodel mentioned above. Plans made available and reviewed along with you, were prepared by Charles Schwab Architects, 803-C Horizon Court, Bettendorf, Iowa, dated November 1, 2002. We were also provided with a sketch of a concrete grade beam section provided by you that would occur at the existing exterior (south) wall. Items specifically checked: 1. Exterior (south 2. Floor jo ide concrete grade beam section. at the new proposed second floor encompassing the great room area, mas • bedroom, master bath and closet areas. roposed deck footings. Recommendations: 1. The concrete grade beam as shown in your sketch should be located below frost. The minimum frost requirement for the Glenwood Springs area is 36" from grade to bottom of footing or grade beam. Reinforcing steel shall be #4 grade 60. Horizontal reinforcing shall be 2 bars equally spaced at the top, middle and lower portions of the wall (6 total). Vertical #4's shall be placed at 16" and tied to each of the horizontal steel pieces. Bearing capacity of the soil was assumed to be 2000 psf. 2. Joists were said to be doubled up in north side floor system, this item was checked and meets code compliance. 3. Deck footing pads shall be a minimum of 2'-0" square by 12" deep. Place 3 - #4's each way, 3" clear at the bottom of footing. A 10" diameter pier should be placed and tied to the footing with 4 - #4 dowels out of the footing with 9 gauge wire ties.
