RELATIONSHTP TO THE COMPREHENSIVE PLAN The tract of land is located partially in District C, Area ofllinor Environmental Constraints and District E, Area of SevereEnvironmental Constraints . II. DESCRIPTION OF THE PROPOSAL A. Site-Description: The site is located in a rural portionof the County, with nearby uses being 1arge lotresidential and agricultural uses. Ttie terrain is fai.rlysteep with predominantry pinon and juniper vegetation. B. Projec!, Description: rt is proposed to sprit a L2.z acretract into two tracts of approximatery 8.2 acres and 4.5acres. The 4.5 acre tract-has an exisling residence withindividual weII and sewage disposal system. The proposed8-2 acres will have an individual well and sewagedisposal system. Access to both parcels wilt be off ofC.R. 103 from the existing driveway. ITI. That proper posting and public notice was provided asrequired by law for the meeting before the Board of County Commissioners 2. That the meeting before the Board of County Commissioners was extensive and complete, that all pertinent facts,matters and issues were submitted, and that allinterested parties were heard at that meeting. 3. That for the above stated and other reasons, the proposed exemption is in the best interest of the health, safety,morals, convenience, order, prosperity and welfare of thecitizens of Garfield County. V. RECOMMENDATION APPROVAI, with the following conditions: L. That the exemption plat have the following plat notessa) That parcel_(8.2 acres) does not qualify forany further exemptions based on the division of theproperty by a County right-of-way.b) That engineered foundations and individual sewagedisposal systems may be required for any newconstruction. 2. That the applicant submit evidence of a domestic watersource for the proposed tract, consisting of anadditional well permit or other verification acceptableto the Board of County Commissioners. 3. That the applicant submit $200 in School Impact Fees forthe creation of one new Iot. 4.
