II DESCRIPTION OF THE PROPOSAL Site Description: The site is currently undeveloped, with @ one single-family residence and a gravel pit on the proposed 43 acre tract. Topography incluoes a bluff with gentle slopes surrouncled to the south and east by drainage swales and steep slopes in excess of 252. Adjacentland uses incl-ude residential uses, both rural and within the Town of Silt, open space , dgriculture, and school district property. Project Description:The applicant proposes to divide the 43 acres , 7 ,7 acres, 8 .8 acres,ffi4lots: and 10.4 acres in size. History: The applicant has not submitted detailed ffiErmation on Ehe history of subd j-vision on the site; however, review of the Assessor's office mapping seems to indicate that the only recent split was tire result of the First Mesa Annexation to the Town of Silt. A Special Use Permit for a gravel pit was approved on a portion of the site in 1980 by Resol-ution No. 80-119. A. C I B. III IV. The applicant has represented that access will be availableto the site via East Vista Drive through the SunriseSubdivision and subsequent easements across interveningproperties. No documentation or proof of this means ofaccess has been provided. The applicant has represented that individual wel1s will be used for domestic waLer. Copies of well permits have beensubmitted for Lots #1 and #3, with no documentation of ciomestic water provided for tne remaining two -LoLs. The creation of the four proposed lots woul-d be the maximumallowed by Subdivision Exemption, in accordance with Section8.52(A) of the Subdivision Regulations.
