Presently, I am the cnnmer of a ten acre land parcel in Garfield Counfir.
I wish to divide ttris property into tx^lo egual parcels of five acres
each.

parcel has tvlo road easenents. Each senzices only one side of the
ten acre parcel. These access road easenents are indicated on tte

Topogrraphically ttre parcel has two parts. The Northerly half is
situated on high gror:nd and j-s guite secluded, wtrile tlre Souttrerly
half , scnre 150 feet lcnrser in elevation, fronts on neadovv land wlrich
historically has been used for agricultr:ral pur?oses. The proposed
parcels are vealz different in character and elevation. As mentioned
before, each proposed parcel has its ourn access. The terrain of the
sr:Jcject ten acre parcel lends itself to division because of its topo-
graphy and location.
Thene are no streams, lakes or natural drainage @urses associated
wittr ttris property, therefore 100 year flood plain inforrnation is of
no irrgrcrtance to this prq>osaI. Also tLrere are no buildings or
ocisting utility lines wittrin 200 feet of the parcel.
According to inforrnation provided by ttre USDA-SoiI Conservation Senrice
Soil Sr::sey Office, ttre proposed parcels are located in an area ccxn-
prised prirnarily of soil type 70D, r:ruranred silt loan, and soil tlpe
2OF, tridell verlr stony, and fine sandy loam. Each soil type is
classed npderate in terms of degree of ljmitation for drarellings without
basenents and IocaI roads.

In order to insure proper dcnrestic selrage disposal, since each parcel
would depend on an individr:a1 ser,uage systenr if approval for tkre
proposed division is granted, the final plat r,vould contain a deedrestriction requiring a licensed engineer desigrned se\,vage handling
system.
At present, the e>cisting parcel has a dcnrestic well that is capableof providing 15 gallons per minute. Coinciding wittr approval of tlre
proposed division a lega1 dcnrestic well permit will be applied for and
sesured by the applicant. The o<isting well will sera/e tlre soutlrerly
parcel diile thre new frmit will be transferred wittr ttre rernaining
norttrerly parcel.

compliance with the minor subdivision submittal requirements

Presently, I am the owner of a ten acre tand parcet in thecrystal springs area of Missouri Heights in cirfierd county.I wish to divide this property into two equat parcers of fiveacres each.
Located at Township 7 South, Range gB west, 6th p.M. Sectionsw4 NW4 NE4 the existing parcet has two disiinct building siteswhich are each only acceisibte from opposit directions. Atpresent, the ten acres has two road easements. Each easementservices only one side of the ten acre parcet. These easementsare indicated on the accompanying 200th scate map.
Topographically.the parcet has two parts. The Northerly halfis situated on high grouncl and quite secluded, while the southertyhalf, some 150 feet lower in etevation, fronts on meadow landwhich historically has been used for agricutturat purposes. Theproposed parcels are very different in character and'elevation. Asmentioned before, each proposed parcet has its own access. Theterrain of the subject ten acre parcel lends itsetf to an evendivision because of its topography and location.
There are no streams, lakes or natural drainage courses associatedwith this pro;rerty, therefore 100 year ftood piain information is ofno- importance to this prooosal. Aiso there are no buildings orexisting utility lines within 200 feet of the parcel.
According to information provided by the usDA-soil conservationservice Soil survey office, the,proposed parcets are located in anarea comprised primarily of soit type 70D, unnamed silt toam, and
