On September 21, 2015 the BOCC approved the Phase III Filing 1 Final Plat. During that meeting we agreed that Blue Heron Properties would work with Ms. Gazunis to outline within 90 days of that meeting a plan for the development of 6 affordable housing units. While I am delighted to report that Kate and we have been working well together and have made substantial progress, I am requesting a 90 -day extension for the Affordable Housing Agreement. Ironbridge Phase III Request for Extension — Affordable Housing Agreement BOCC December 7, 2015 MEMORANDUM REQUEST Affordable Housing Agreement Extensior APPLICANT / OWNER Blue Heron Properties, LLC REPRESENTIATIVE Karl Hanlon, Karp Neu Hanlon P.C. REQUEST & BACKGROUND The Board of County Commissioners approved the Final Plat for Filing 1, Phase III of Ironbridge on September 21, 2015 contingent upon provision of an Affordable Housing Agreement (AHA) consistent with the PUD requirements and satisfactory to the Garfield County Housing Authority. The Applicant has been working with the Garfield County Housing Authority to complete this document, however additional time is required to complete the document. In order to maintain the validity of the final plat the Applicant, Blue Heron Properties, LLC, requests the Board of County Commissioners grant a 90 -day extension to complete the Affordable Housing Agreement for the six (6) affordable housing units required by Phase III of the development. The Applicants have provided a request to extend the timeframe for completion of the AHA for an additional 90 -days, until March 21, 2016, attached as Exhibit A. II. BOCC CONSIDERATION The Board conditioned the approval of the Final Plat on providing a sufficient Affordable Housing Agreement within 90 days. The Board has the authority to amend this condition and determine a new deadline for completion of this documentation. 1
