Dear sirs,
I herewith present all information necessary to the final plat
submittal of Laura Lee Subdivision.
I also wish to state that the final plat and the supplemental
information submitted are in accordance with the plans sub-
mitted during the preliminary platting process except for the
deletion of one lot.

DECLARATION OF COVENANTS, CONDITIONS AND RESTRICTIONS OF LAURA
LEE SUBDIVISION
Whereas, it is the intent and purpose that the within Declaration
govern and control the development and use and occupation of this
subdivision, Declarant hereby declares that the following cove-
nants, restrictions, conditions and easements which are herein
promulgated for the purpose of protecting the valus and desir-
ablility of and which run with the subdivision and be binding
upon all parties haveing any right, title or interest in the sub-
division, or any part thereof, their successors and assigns of
every description, and shall inure to the benefit of each owner
thereof.
SECTION 1. IRRIGATION DITCHES
Existing irrigation ditches shall remian undisturbed and in
their original position and shall not be used for purposes other
than irrigation and fire protection holding tank refilling. All
culverts placed in these channels shall be 24"(inches) in diameter
with a minimum of twenty-two feet in length as noted on the final
plat of the subdivision and have an easement for the purpose of
repair and maintenence of the channels as shown on the final plat
of the subdivision.
SECTION 2. FIRE PROTECTION
As shown on thhe final plat, in Lot 1 the fire protection hold-
ing tank (Capacity minimum 5000 gallons) will be used for fire
protection by the Silt/New Castle Fire Protection District at their
own discretion. During the irrigation season the tank will be filled
with irrigation water by the owner of Lot 1. During the off season,
when irrigation water is not available, the tank will be filled by
the Silt/New Castle Fire Protection District and access to this
tank shall remain clear of all obstructions at all times.
SECTION 3. WATER WELLS
As shown on the final plat water wells located outside the sub-
division will be transfered by deeds with the easement rights and
the declaration and agreement for joint ownership and operation of
wells attached.
SECTION 4. RESIDENTIAL PURPOSE
The parcels within the property shall be used only for residen-
tial purposes, provided that a barn or other out -buildings may
be constructed in addtion to a residence and a guest house on
any lot or parcel and provided further that no land within the
subject property shall be occupied or used for any commercial or
business purposes, except for a home occupation or professions
conducted entirely within a building by the owners thereof which
use is clearly incidental and secondary to the use of said pro-
perty for residential purposes.
SECTION 5. FURTHER SUBDIVISION
The subject property has been divided into five lots or parcels
and none of said five lots or parcels shall hereafter be resub-
divided into smaller units.
SECTION 6. PROHIBITION OF NUISANCE
No noxious or offensive activities shall be carried on upon the
subject property, nor shall any thing be clone thereon which may be
or become an annoyance or nuisance to the owners of or residents
on anv portion of the subject property. There shall be no discharge
of guns or firearms upon the subject property except for self
defense or to otherwise protect one's self or property.
