It is hereby agreed, by party of the second part's
acceptance hereof, that the above—described property
is to be used for road purposes by the general
public and that whenever it shall cease to be so used,
the said property shall revert to the party of the
first part, its successors and assigns.

A County Road right-of-way situate in the Sk of Section 28. Township
7 South. Range 88 West of the 6th Principal Meridian, Garfield County.
Colorado. being 60 feet in width and lying 30 feet on each side of
the following described centerline: _
Beginning at a point on the Easterly right-of-way line of County Road
106 whence a brass cap marking the intersection of the centerline of
said County Road 106 with the Southerly boundary line of the Townsite
of Cooperton. Garfield County. Colorado. bears N 13°51'36" W 113.87
feet; thence 93.56 feet along the arc of a 227.49 foot radius curve
to the left. the chord of which bears S 40°07'58" E 92.90 feet; thence
S 51°55'00" E 173.07 feet; thence 336.12 feet along the arc of a
500.00 foot radius curve to the left. the chord of which bears S 71°
10'30" .E 329.83 feet; thence N 89°34'00" E 329.78 feet to a point on
the Westerly boundary line of the Town of Carbondale, Colorado. The
sidelines of the above described right-of-way being lengthened or
shortened on the Westerly end to terminate on the Easterly right-of-
way line of said County Road 106. The above described County Road
right-of-way contains 1.28 acres more or less.
