P.O, Box 3088 CRESTED SUITE, CO 81 224 070-349-5355 FX: 970-349-5358 Per your request, I am providing you this letter describing the results of our evaluation of the proposed roof framing proposed for the McConaughy Residence addition in Glenwood Springs. < We have performed this evaluation using the drawings presented to us by yourself which describe the framing and dimensions of not only the proposed addition but the existing adjacent home. Specifically, the following was determined from the drawings and from interviews with yourself that are pertinent to this evaluation: 1. The existing home consists of adjacent trusses spaced at 24" o.c. and are required to be supported a new 3 ply 18" deep microlam beam. The trusses span a total distance of 26'-0" or distribute a 13'-0" tributary Toad to the proposed beam. 2 The proposed 3 ply 18" microlam beam will span 14'-0". u Robert Gordon, Oct. 25, 2002, Page 2 3. The new roof is to be constructed of 2X12 douglas fir or hem fir rafters spaced at 24" o.c. These rafters will span 11'-0" to a proposed 2 ply 11 7/8" microlam ridge beam and the exterior bearing walls of which are to be of 2X6 stud construction. Studs are to be spaced at 16" o.c. 4. The ridge beam to be installed is proposed to be a 2 ply 11 7/8" microlam beam. This beam is to support the 2X12 rafters and is to span to a full width stud pack at each end. One end being the exterior stud wall and the other to the interior (existing exterior wall) which will be supported by the 3 ply 18" microlam discussed in note 1, above. The ridge beam is intended to span 14'-0". The results of our evaluation indicate that the proposed beam and rafter sizes that you indicated to us are satisfactory in transferring the required roof live (snow) load and building dead load. Specifically, the system will support and transfer a 40 psf roof live (snow) load and a conservatively assigned 25 psf dead load. The following identifies the results of the evaluation for each of the roof framing elements evaluated.: 1. 2X12 rafters at 24" o.c. — Allowable moment= 3,296 #-ft versus applied moment= 1,966 #-ft. (S.F.= 1.68) Allowable shear= 1,070 # versus applied shear= 715 # (S.F.= 1.50) 2. 2 ply 11 718" microlam (ridge beam) - Allowable moment= 17,823 #-ft versus applied moment= 17,517.5 #-ft. (S.F.= 1.02) Allowable shear= 7,343 # versus applied shear= 5,005 # (S.F.= 1.47) 3. 3 ply 18" microlam (ridge bm. support header)- Allowable moment= 61,425 #-ft versus applied moment= 38,220 #-ft. (S.F.= 1.98) (note that S.F. means safety factor against failure under applied load) As was stated in the paragraph prior to presenting the results of our evaluation, we have determined that the roof system as proposed by yourself is of sufficient strength to support and transfer the required Toads of 40 psf.live (snow) load and the dead Toad of the framing system itself. For the ridge beam, stud packs (of full width matching beam width) will need to be provided at both support locations. These stud packs will need to be laterally supported through the use of 7/16" osb sheathing and drywall finish. Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line. A section showing in detail, from the bottom of the footing to the top of the roof, including re -bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house - rap, (which is required), siding or any approved building material. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, an 80 M.P.H. windshear, wind exposure B, windload of 15 pounds per square foot, and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be returned. All plans submitted must be incompliance with the 1997 UBC, UMC and 1997 UPC. 1. Is a site plan included that identifies the location of the proposed structure or addition and distances to the property lines from each corner of the proposed structure(s) prepared by a licensed surveyor and has the surveyors signature and professional stamp on the drawing?
