It has been our practice not to encourage this type of exception, and will remain so. However, we have excepted other similar situations where the sub -grade space is not extensive, does not access a walk- out patio or similar structure and is not a habitable space per Garfield County codes. The DRC's only concern regarding lot 2 were stone percentages on west elevation facing Bald Eagle way, which were adequate, and roof overhangs which project 2' into the building envelope. Current DRC practice allows 18" of such overhang into the building envelope. The Design Review committtee requested, and you agreed to move the building within the envelope to cause roof overhangs to project no more than 18". Receipt of your chock for the $1000 Design Review fee in connection with Lot # 2 is hereby acknowledged. Your revised construction management plan as drawn by Glenn bazely was also approved, with the understanding that the gate to allow entry of heavy equipment on Wildflower will normally be closed except to that equipment, and that access on both Wildflower and the Club parking arca as shown on the revised (7110/02) construction management plan will be kept clean of dust and mud. This is particularly important as regards the Club side, as it is common access for the Club members, Please keep in mind that a copy of your approved plans arc kept on file for periodic review by the Design Review Committee to assure compliance with your approved plans. Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line. A section showing in detail, from the bottom of the footing to the top of the roof including re -bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house - rap, (which is required), siding or any approved building material. A window schedule. A door schedule. Delays in issuing the permit are to be expected. Work may not proceed without the issuance of a permit.
