Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line. A section showing in detail, from the bottom of the footing to the top of the roof, including re -bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house - rap, (which is required), siding or any approved building material. Delays in issuing the permit are to be expected. Work may not proceed without the issuance of a permit. The sketch depicts a step in the footing in the vicinity of the walk- out basement. The step in the footing is approximately 32" (two(2) FORMTECH blocks @ 16" high per block) where the upper footing is discontinued at approximately the point where the lower footing begins. The two(2) #5s in the upper footing run a minimum of 36" into the deeper wall and #4 z bars connect the #5s in the upper footing to the #5s in the lower footing. In our original design transmitted to you in our letter of July 10, 2002, as recommended in the soils report for Lot 17, Filing 4, Oak Meadows by HP Geotech, Job No. 102 435 dated July 10, 2002, we designed the walls with reinforcing top and bottom to span local anomalies assuming an unsupported length of 12 feet. We calculated the bearing pressure for this portion of the foundation to be approximately 1000 psf, which is less than the 2000 psf maximum recommended in the soils report. Based upon this information, we conclude that the foundation step as described above will be adequate to carry the loads assumed in our letter to you dated July 10, 2002. Rick Young relayed a comment from the building inspector concerning the open end of the FORMTECH blocks where the concrete will be confined by the soil. The reinforcing in any unformed concrete poured against soil requires a minimum clear distance of 3". The reinforcing in any formed concrete exposed to soil requires a minimum clear distance of 1 1/2". Should you have any questions concerning the above, please call me at 970-945-1004.
