Except for the "red -lined" notes on the plans and Conditions of Permit, which are expected to be field enforced, and the Plan Review Correction List which should be resolved prior to the issuance of the Building Permit, general UBC code compliance was found for the Stirling Ranch Club House. The structural plans are stamped by an engineer licensed in the state of Colorado. Cadcode did not review these plans for Structural compliance as they are stamped. The Building Official should be aware structural reviews performed by Cadcode are not performed by an engineer or architect licensed in the State of Colorado. See the Plan Review Correction List, Conditions List, and the Building Department copy of the redlined plans for structural details comments made by Cadcode. Plans were not checked for UPC and UMC compliance although notes calling for general compliance with these codes are included. Attached are the conditions of permit and redlined plans so that the permit can be issued upon resolution of the items on the Plan Review Correction List. May 12, 2002 The following comments based on the 1997 edition of the Uniform Building Code shall be resolved prior to the issuance of the building permit. The purpose of this review is to provide for minimum protection of life, limb, health, property, environment and for the safety and welfare of the consumer and general public as regulated by the UBC. 1. The door to the basement appears to be mislabeled on the plans. Plans should specify a 1 hour fire resistive door assembly to separate the basement from the A-3 occupancy above. Sec, 303.2.2.2, 302.5, 302.1, 302.2. 2. The door to the apartment should be specified as a 1 hour fire resistive door assembly to separate the R-3 residence from the A-3 occupancy below or the stair shall be separated by 1 hour occupancy separation construction. Sec. 302.1,302.2. 3. The walls, columns and beams, supporting a horizontal occupancy separation shall be of the equivalent fire resistive construction as the required horizontal occupancy separation (1 hour). Specify. Sec. 302.2. 4. Specify listed assemblies for all fire resistive assemblies for approval. This may be provided after the permit is issued but prior to installation if permitted by the Building Official. Verify requirements with the Building Official. Sec. 106, 702. 5. window H in bedroom #2 does not appear to meet the requirements for egress per Sec. 310.4. Verify and provide revised plans and window schedule as necessary. 6. Clarify the use of the basement. Provide 2 exits from the basement per Sec. 1004.2.3.3, 1004.2.3.3 if required. If used for service of the building only or if used for storage, the storage area is less than 300 square feet, only 1 exit is required. 7. Provide panic hardware or signage on all exit doors except the main exit doors as specified per Sec. 1007.2.6. Specify on the plans. 8.
