THE FOLLOWING ITEMS ARE REQUIRED BY GARFIELD COUNTY FOR A FINAL INSPECTION:
1.) A final Electrical Inspection from the Colorado State Electrical Inspector;
2.) Permanent address assigned by Garfield County Building Department posted where readily visible from access
road;
3.) A finished roof, a lockable house, complete extenor siding, extenor doors and windows installed, a complete
kitchen with cabinets, a sink with hot 8 cold running water, non-absorbent kitchen floor covenngs, counter tops
and finished walls, ready for stove and refrigerator, all necessary plumbing;
4.) A complete bathroom, with wash bowl, tub or shower, toilet stool, hot and cold running water, non-absorbent
floors and walls finished and a privacy door;
5.) All steps outside or inside over three (3) steps must have handrails, guard rails on balconies or decks over 30"
high constructed to all 1994 UBC requirements;
5.) Outside grading done to where water will detour away from the building;
7.) Exceptions to the outside steps, decks and grading may be made upon the demonstration of extenuating
circumstances, i.e. weather, but a Certificate of Occupancy will not be issued until all the required items are
completed and a final inspection made.
A CER1111CATE OF OCCUPANCY WILL NOT BE ISSUED UNTIL ALL THE ABOVE ITEMS HAVE BEEN COMPLETED.

Road and Bridge Concerns: This property docs not directly access a county road and
is therefore exempt from County driveway requirements.

I) Install water meter for house, barn and any outside water hydrants -must be inspected
by board member prior to any domestic water use.
2) No plywood allowed on barn for siding -must be individual board and batt or stucco
to match house. Submit revision and material sample with color.
3) Barn roof pitch and material to match house.
4) Roofing material sample submitted is not acceptable, as it is reflective. Please
resubmit a non -reflective type roofing sample for approval prior to installation,
5) No flood lights, security lights of any other kind of high intensity exterior lighting is
allowed. Exterior lights must be shielded, down light type fixtures only.
6) Total deposit required . House plus barn = 7067 SQ.FT. x$.50/SQ. FT. = $3533.50
Deposit is refundable upon compliance with approved plans, conditions and C.O. Please

Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to
scale.
Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with
decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line. A
section showing in detail, from the bottom of the footing to the top of the roof, including re -bar,
anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house -
rap, (which is required), siding or any approved building material.
A window schedule. A door schedule.
A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square
foot up to 7,000 feet in elevation, an 80 M.P.H. windshear, wind exposure B, windload of 15 pounds
per square foot, and a 36 inch frost depth.
All sheets to be identified by number and indexed. All of the above requirements must be met or your
plans will be returned.
All plans submitted must be incompliance with the 1997 UBC, UMC and 1997 UPC.

Earlier this year our office suppltcd stamped drawings for the foundation and basic framing for a home and barn
for Mike Deer We have been notified by the contractor that during construction one of the entry footings was tins -
located 8" The contractor is planning to add W' of fooling width with a continuous #4 rebar and #4 dowels
laterally stubbed into the footing at approximately 24" c!c spacing. Aficr discussion with the contractor, review of
pictures supplied to our office and review of our plans referencing the toads to the footings. it is our opinion that
the widening of the mis-located footing will not adversely affect the foundation performance. Further it is our
opinion that the method by which the contractor requested to widen the footers was an acceptable approach.

I reference Eco -Block installation manual p.13 'notes' that states 12 to 18 inch rebar overlap at cold joint.
My recommended lap for the #4 rebar is 20 inch minimum. The existing #4 rebar out of the footing should
meet this condition.
The rebar will be continuous from this the eight -inch / six-inch transition to the top of the Lyall.

Observe Eco—Block specifications for reinforcement oround windows except increase
steel to two #4 rebor each edge of wall opening for openings over 8' and two #5
rebor for openings over 10'.
Enclose #5 vertical reinforcement between garage doors with #3 stirrups 9" c/c
max spacing vertically.
Window openings per customer requirements — verify prior to setting forms.
Provide one egress window for each bedroom.
Double 2x6 sill plate attached to top of woll by 0.5" L—anchor bolts 24" c/c or
Simpson MAS anchors 36" c/c.
Garage door blockouts — stop top of wall 6" below top of slob and bend rebar
into floor slob.
Porch Grade Walls: 8"x32" (min) with One #4 rebar continuous bottom (within 4")
and top (within 4") horizontally with #l4 rebar 24" c/c crossing top and bottom
rebor. Porch slobs moy bear on top of wolls.
Trusses: Follow manufacturer's recommendations.
Attoch regular trusses to top of wall sill by Simpson H2.5A ties, one each side of
truss bearing. Consult truss company for girder truss tie—down (expect Simpson
HT!' type tiedowns) Overhongs should have o 2x horizontal tie from end bock to
ledger on house wall.
Girder trusses require hangers in several locations. We suggest use of Simpson
girder truss hangars, but insure hanger capacity exceeds truss end reaction. Please
coil our office if there is any question on matching hanger capacity to truss.
Concrete Floor:
4" (min) concrete slob with in floor heating system — meet system requirements
See soil report for comments.
If heating system permits, we suggest doweling edge of floor slob to walls by 115
horizontol dowel 24" c/c max. Reinforce slob and cut relief joints per floor heating
system specifications.
Exterior Concrete Slobs:
4" (min) concrete slobs over properly compacted fill, see soil report for comments.
We suggest #4 rebor horizontal dowels 4" into home foundation wall, 16" into slob
18" c/c to hinge slob from foundation. (Prevents slob surface water draining to
home side if settling occurs.) A #4 rebor horizontal in foundotion slob edge will
reinforce the hinge edge to prevent future spoulding. We also suggest M3 rebor
18" c/c (min) or heavy welded wire mesh to minimize mid—slab settlement issues.
