Attn: Building Inspector RE: 207 Meadowood Road Jordan Residence Rebar inspection To Whom It May Concern: A modification was made in the field that moved one of the two bottom and top rebar in the foundation walls. The bars that were moved, moved up & down one cell in the `Conform' block. The total number of bars in the wall remains the same and will withstand the structural loads of the building as originally designed. The rebar used in the footings and foundation walls are stamped `#4". However, the bars do measure as #5 (5/8") bars. It is evident that the bars were mis-tabled. This too, is acceptable for the structural integrity. Lastly, the wall steps were changed in the field so as to use the `Conform' block in the wall steps. They were reinforced accordingly and would meet government specifications as constructed. We also add `slash bars' at a 45 degree angle to strengthen the tie between walls. Proposed Residence, Lot 12, Sunlight View, Phase 11, Garfield County, Colorado Dear Mr. Jordan: As requested, a representative of Hepworth-Pawlak Geotechnical, Inc. observed the excavation at the subject site on April 29, 2002 to evaluate the soils exposed for foundation support. The findings of our work and recommendations for the foundation design are presented in this report. The work was done in accordance with our agreement for geotechnical engineering services to Jordan Architecture dated April 29, 2002. The proposed residence will consist of two stories of wood frame construction over a crawispace and partial basement and attached garage. Spread footings designed for an allowable soil bearing pressure of 1,500 psf have been assumed in the design. Ground floors will be slab -on -grade in the basement and garage. At the time of our visit to tbe site, the foundation excavation had been cut in essentially 2 levels for the crawlspace and basement areas from 3 to 7 feet below the adjacent ground surface. Trenches for the garage footings were excavated approximately 2 feet below the adjacent ground surface. ttp to 11/2 feet of predominantly sandy clay fill had been placed in the east end of the garage footing trench adjacent to the partial basement excavation after subexcavating organic topsoil material in that area. We understand that the fill was placed in relatively thin !ins and compacted with a double -drum vibratory sheepsfoot walk -behind compactor. Topsoil in the garage slab area had not been removed. Water and sewer service trenches eater the excavation at the cast side. The bottom of the excavation appeared to be firm and compacted. The soils expc5ed in the bottom of the basement area cons sled of relatively dense basalt gave!, cobbles and boulders in a sandy clay matrix. The sample obtained from the northern corner of the crawlspaoe area showed a minor collapse potential (settlement under a constant load) when wetted. No free water was encountered in the excavation and the soils were slightly moist_ Considering the conditions exposed in the excavation and the nature of the proposed constriction, spread footings placed oa the undisturbed natural subsoils designed for an allowable soil bearing pressure of 1,500 psf should be adequate for support of the proposed residence. Footings placed entirely on the coarse granular soils (basement level) cao be designed for an allowable soil bearing pressure of 3,000 psf. The exposed clay soils tend to compress when wetted under load and there could be some post - construction settlement of the foundation if the bearing soils become wet, Settlement could be differential between footings bearing on the clay soils and footings bearing on the deeper gravel soils. Footings should be a minimum width of 16 inches for continuous walls and 2 feet for columns. Loose and disturbed soils in footing areas should be removed and the bearing level extended down to the undisturbed natural soils. Exterior footings should be provided with adequate soil cover above their bearing elevations for frost protection. Continuous foundation walls should be reinforced top and bottom to span local anomalies such as by assumi;tg an unsupported length of at least 12 feet. Foundation walls acting as retaining structures should be designed to resist a lateral earl pressure based on an equivalent thrid trait weight of at least 55 pcf for on-site fine-grained soil as backfill. A perimeter foundation drain should be provided to prevent temporary buildup of hydrostatic pressure behind the basement walls and prevent wetting of the lower leve!. Structural f11 placed within floor slab areas can consist of the on-site soils compacted to at least 95 % of standard Proctor density at a moisture content near optimum. Backfill placed around the structure should be compacted and the surface graded to prevent goading within at least 10 feet of the building. The recommendations submitted in this letter are bayed on our observation of the soils exposed within the foundation excavation aid do nc,t include subsurface exploration to evaiudte the subsurface conditions within' rhe loaded depth of foundation influence. pAY-01-2002 14:4B H -P GEOTECH 'Jordan Architecture April 30, 2002 Page 3 This study is based on the assumption that soils beneath the footings have equal or better support than those exposed. The risk of foundation movement may be greater than indicated in this report because of possible variations in the subsurface conitions. In order to reveal the nature and extent of variations in the subsurface conditions below the excavation, drilling would be requhed. It is possible the data obtained by subsurface explorarioa could change the recommendations contained in this Ietter.
